Can anyone explain how people are still making a living renting DVC points out?

I remember when DVC changed their rules about renting and transferring points and we thought that would eliminate the folks who were trying to make a living by renting their points out (not referring to those of us who occasionally rent out our points when we for some reason cannot use them ourselves). However, there are websites out there where members can list their reservations (I have one I'm trying to rent at the moment) and there are a couple of individuals in particular that obviously have a LOT of points and are renting them left right and center.

How are they getting away with this? :confused3
 
I never thought renting DVC was a highly lucrative business, but undoubtedly there are still some who try it, perhaps as a side business. How is it that one can still rent a lot? The transfer rule allows only one transfer per year per contract but it it does not apply or prevent anyone from renting by using their points to make reservations in another's name. As to that kind of renting, DVC now has a "watch" rule that if you make more than 20 reservations per year, you may be prevented from making any more because of a presumption that you are in the business of renting (although a member who just happens to make that many reservations a year without being the business of renting can attempt to explain what they are actually doing to avoid the rule). So a single renter with a single member number faces that 20 reservation rule. However, there are ways around that which may avoid the issue -- example: the renter has multiple contracts with multiple use years in varying names, one in his, one is his spouse's name, one in both names, one is his adult kid's name, one in the name of a trust he has set up-- in other words, the 20 ressie rule can be circumvented with creative contracting.
 
If that's how you make a "living" I have to question your methods.... There was a costly investment on the front end for this "opearation". There wree other business where the initial investment and return probably would have been much greater! LOL!

he changes to the 2010 point chart could bite you on the you know "where" $10 a point for the Sunday - THursday made it a great deal, but now??? Maybe not so much?

Now at least ONE of these places gets around the "transfer" and 20 reservations rule by getting other members to place him/her on thier contarct as an associate. IMHO, that's WAY too risky!
 

If you check Redweek or one of the other timeshare rental/trade places, you'll find members with multiple reservations for rent. One member that I recall usually has at least two reservations or more for each resort for rent at any one time. She has lots of points that she apparently doesn't use for her personal use.
 
I thought there were a few big point owners here who planned on renting out the majority of thier points until they retire, then snow bird at DVC or something to that effect.

They do and they are no longer on the Dis. The rental rule only applies to commercial renters. Also, they have multiple master contracts, in multiple names to free up transfers and the number of reservations tied to one account.

Those big point renters have the advantage of booking large rooms for a week or two at a time. Most point owners do not have that ability.
