I know that everything has to go through ROFR, but can a current owner run the whole process himself? Is it really "lawyer-y"?

I you can find a buyer yourself, you can use a closing company or do the closing yourself with a few in between options. There are many ways to find a buyer yourself including craigslist, TUG, bidshares, ebay, friends/family, newspapers, etc. You might get a slightly lower per point price but save the commission. The buyer is likely to get a lower price and have the option of saving on closing costs. It can easily be a $2000 difference considering all the various potential savings involved, depending on contract size of course.

We sold a contract by ourselves once-never again! Although someone else who'd done it told us it would be easy, we found it rather confusing and have willingly paid a realtor for the other two contracts we sold.

I bought my first contract through a private party -- it was very easy. They sent me the paperwork, I signed it, and they forwarded it to DVD to go through ROFR. As mentioned, the whole thing was handled through the title company we were using.

The problem you might have is most buyers that have done their research realize that buying through a private party only benefits the seller as the money saved by not paying a commission to a broker will not be passed on to the buyer because of the ROFR process. Once people realize they aren't going to save a ton of money buying directly from the seller...they usually just move on to the major resale brokers.

You can sell your own contract. I know I have done it twice. There are closing costs involved if you have a closing agent and an escrow account. The advantage to the buyer is the security in knowing his money is safe. The advantage to the seller is the closing company takes care of all the dealings with DVC.

If I were selling to a relative I would bypass the closing company and close it myself. DVC makes it easy for a layman like me to close a contract without a closing agent.

what would one need to know/ do to even start thinking about selling to someone they already know?
