BWV Resale Prices

Well I own at SSR and looking to add on at BCV or BWV - and looked 5-6 months ago and just came back to it and man the prices shot up! Hopefully this will calm down and go back down!!

I also understand what you are saying about people not caring about the expiration date, but I would have to imagine that most people would care, and most people would realize that 2042 is coming quicker than 2054+. One would assume that would mean as we approach 2042, prices will go down. I guess time will tell.
Things should calm down in the fall and winter but won't return to 2011-2012 prices until the next major recession.

2042 is 29 years away. It's nice owning at properties with an extra 15 or 20 years but the extra time won't matter until it starts nearing the breakeven point. Since the breakeven point for most is less than 10 years, that suggests the extra years probably won't have a significant impact on pricing for at least another 15 years. Think of it this way; how concerned are you today where you are going to vacation 20 years from now?
 
Just started to look at a BWV contracts again and noticed they are up significantly? I thought last year they were at 65 and lower, now back up in the mid 80s. Is this my imagination?????

Unfortunately, you're correct. I picked up a 150 pt contract 2 years ago at $54 p/point. Just added another 150 last week at $69. ouch.

Did it pass last week or was it just submitted? Disney recently took back quite a few contracts at 68.00, 69.00PP and recently one priced at 73.00PP. I am getting to the point that if I find the right contract I am not confident it will pass anything below 78.00ish PP except for possibly stripped contracts which I cannot seem to bring myself to even look at - since there are no points anyway why lay out the money now when I know there will be more contracts.(my thinking anyway) I have had 2 taken in the 55 - 65PP range and then a seller change their mind on asking price when I offered full price on a 3rd contract!
 
FWIW, I think those "serious lowballers" are getting shut out by those who pay full price or close to it. JMHO. YMMV.

Hate to be the bearer of bad news, but I think we are looking at the new normal for BWV prices, at least for the next few years. I think sellers are testing the limits with their contracts listed in the $80+ range, and that prices will probably settle in the $70s. But that's still significantly more than this time last year, when it was easy to get loaded BWV contracts in the $50s. BWV prices are still being dictated by demand outpacing supply, which is only further exacerbated by the high level of ROFR activity. I don't see the expiration date becoming a factor in BWV prices for at least another five years.

Don't think it's just BWV. Others are up, too. Or at least asking prices are. BLT is starting to push to (asking) $105-$115. That's not crazy on the low end, but asking $110+ is a newer trend.

But, even at $115, you're $50/pt less than Disney direct. On only a 50 point contract that's $2,500 is savings. I just agreed to pay $105 per point, which is too high and I know it, because our use year is not a large % of BLT's total points and finding it can be hard. There's a wait list through Disney direct, so hopefully we don't get ROFR'd (one reason I was ok the price was a little higher).
 
If neither of our purchase WLs with BW or BC come thru before October (which is the end of our 6 month $115 direct price lock in) then we'll be looking at resales.

We think the resale market experience exacts a price which equals the 'savings' in effort and wait. I hesitate to muddy the water of my DVC ownership or attach a negative experience to my favorite vacation destination and DH loves Dolphin enough to not want to bother with resale but I'd really like the home resort advantage.::yes::

You must be willing to pay a high price indeed to reduce your effort. My resale purchase went seamlessly, closed and points loaded 2 months after accepted offer, and saved me $16,500 over direct for the same points when we bought in 2012. (300 pt VWL)

I'd put up with a lot for $16,500. And I didn't have any problems at all. We just completed our first stay, a week at the grand Californian, and I can assure you there is no negative connotation or experience using resale points. We were assigned the best view room in the whole hotel.

Now I know that there are horror stories on these boards from people who bought resale and got rofr after rofr, or had other problems closing. But for the large majority of resale buyers the experience is incredibly easy, and the savings are ridiculous. I'd buy direct at a spread of $10/pt, but not more. And nobody is getting near that spread on resale points now or in the foreseeable future.

I agree with you. I decided to pay $100 PP on a loaded contract to better my chances at ROFR. I looked up the original deed and they paid $120 in 2010 and only used up to 2011 points. There is also a part of me that understands that I am helping the sellers out by giving them a solid offer. That being said ,there is no way in the world I would pay $165 PP on a direct BLT purchase.
 
I felt embarrassed to post on here that I made a full price offer on a 25 BWV contract in March for $79/point. It was loaded. All 2012 points, 50 2013 points (25 banked) and all going forward with a Sept. UY. And now, that seems downright reasonable. Amazing.

The bigger point here is that you shouldn't feel embarrassed because you may have paid what some consider to be too much for a contract. First off, in retrospect you got an amazing deal. Secondly, even if you did pay "too much" you still saved a ton over buying direct and you got a contract that worked for your family at a reasonable rate. People may debate the merits of the price points for resale contracts at different resorts, but that doesn't mean that those who pay over the generally accepted "fair" price should feel badly. :)
 
I own at SSR and we added a 90 point BWV fully loaded re-sale contract last year @ $70 a point which was the asking price. Stayed with the asking price and I felt is was a good deal and now a year later I see it was an awesome deal. Same UY as SSR also. Didn't want to barter too much with the seller about price b-cuz I knew interest was high 4 this contract! Funny too, had BWV set up this Nov with Boardwalk View at 11 months and switched at 7 months to VWL. I figured with the 11 month advantage we'll eventually stay at BWV.
