BWV offer accepted- submitted to Disney???

I just got our offer accepted by the seller and it has been submitted to Disney. I am happy but wonder if Disney will ROFR us. My agent Rachel thinks we have a good chance, but I am not sure. Here are the details- 150 pts. with UY Dec. $76.67 per point. 107 pts. available until 12-1-08, 300 pts in 2008(150 banked from 2007) and 150 pts. available for 2009. Anybody out there have any thoughts if I will get it.

If you look at the ROFR thread it appears that Disney has exercised ROFR on most contracts for BWV under $79 or $80 in the last few months. Of course the results listed in the thread are only a small sampling of all the DVC transactions so don't give up hope yet. I did see one that was not taken by Disney in the $76 range.
 
No one really knows for sure what formula Disney uses to determine which contracts they take so anyones guess is just that, a guess. Good luck.

Considering all the banked points, it would be a great deal for you if it goes through. What were the terms on closing costs & maintenance fees? Good Luck.

That would be a great deal! Good luck. Considering Disney is elling BWV for $101 or $104 ( can't remember which one), that is a considerable savings, especially with all the banked points. It calculates to almost $4000 savings. It probably depends if Disney has a waitlist for the UY and amount of points the contract is offering.

I checked the contract and we pay the dues that come due on 12-08. The dues before that were already paid by the seller.

That should help you. Paying 2008 fees adds $5 per point to the deal.

All dues are due by January 31, regardless of use year. They would have paid for 2008 in January (or monthly payments throughout the year if they chose). Many times with banked points, the seller wants reimbursed for their current year's payments. Maybe they just want you to reimburse for December, 1/12 of the yearly dues. That would make the deal more attractive to DVC than if you were paying the full year.

That's right- but don't you get your bill in December? So I think they mean you pay the dues that will be billed in 12/08 - (which would be the 09 dues). Don't you think? If I am right, that is a nice deal.

Could be. For 150 points, it's about $63 a month in dues. I hope I'm wrong for Al's sake, but I think there is a good chance this will get ROFR'd. Both 2007 & 2008 points fully available plus if I'm reading it right, some banked from 2006 (107). Sounds like the seller didn't vacation much and let it go cheap.
 
I asked my agent if this would have a chance of closing and she thought I had a chance. We will see. This is an interesting type of RE transaction, because the seller gets paid either way and the agent gets paid either way. Wish me luck or I will be making other offers. Next trip is Jan or Feb of 2009. Coming over from Maui takes a little doing.
