Buying Through The Timeshare Store vs Disney

We are almost set on purchasing a DVC at the Boardwalk. When i spoke to Disney last week my contact person told me he just got Boardwalk points available if i was interested. At the time I thought i was going to Purchase SSR so i passed. Are there any reasons why people choose to buy directly from Disney rather then the time share store? Are the point prices any different? I know some people say it takes time for it to get approved thru the timeshare store because Disney can refuse the deal, but whats the average wait time? Thanks for your help!
 
1. Price - will cost $89/point from Disney - Will cost approximately $80/point from resale
1.5 Closing - DVC pays closing costs - if you buy resale, you have to pay closing costs - usually about $450
2. Financing - DVC will finance for you - you will have to have your own financing in place for resale
3. closing - DVC will close immediately - you will have to wait up to about 2 months to close on resale,
4. Guarantee - DVC guarantees you those points immediately - if you go through resale, DVC has the ROFR and may buy those points out from under you to turn around and sell to someone else.

You have to decide how much you want to pay per point (taking into account closing costs), and how much risk you are willing to take.

There may be other differences, but that is what I could think of off the top of my head.
 
Prices different - yes. Disney is selling at $89 per point for existing resorts and $95 for SSR. No closing costs too.
If you buy through Disney you have immidate access to your points and can make a ressie immediately. When we purchased, our guide got us a very last minute ressie when MS said there were no rooms available.
I haven't purchased a resale, so others will comment on that experience....
 
The Disney direct purchase (initial purchase, if you are not already a member) is always a minimum of 150 points, even elsewhere than SSR, correct? I would purchase direct and save the closing costs except that I do not want that many points right now.

2) Generally buying from Disney only Saratoga available----The Timeshare Store, Inc. all 7 resorts available(unless I am missing one)
3) Price is going to be higher with Disney even though will have closing costs with resale(Disney's closing costs are built into price)
4) The biggest difference is that The Timeshare Store, Inc. can find you a property that has points left from 2004 that would come to you as "free points" as no annual dues required on these points
5) Buying from Disney or The Timeshare Store, Inc., however, you are sure not to go wrong with this product

I vote for getting a resale from The Timeshare Store unless you can put the entire purchase on your credit card from Disney to get the mileage points. But you better be able to pay the bill when it comes. Ouch!
 
Buying from disney means the $89 price includes use of 2005 points. Buying resale means you generally need to pay the 2005 maintenance fees for use of the 2005 points. If you are looking at around $80 a point roughly for resale, it becomes a wash when comparing to the cost of buying direct (after adding roughly $450 closing cost plus 2005 maintenance fees to the resale price). If I were you and those were my options, and the BWV you want are available via Disney, I'd buy from Disney so you can close quickly and it is no hassle.
 
We also found that financing through Disney (if you plan to finance) is less expensive. Even with a really high FICO score (nearly 800) we were offered 11.9% if we went with a resale. Through Disney it's 9.75%. I was much happier to deal directly with DVC for our contract.
 
I assume that when you talk about choosing to buy through Disney rather than through the Timeshare Store, you're talking about people who know they have a choice. But a large number of DVC buyers don't know they have a choice. When we bought, we didn't know about resale; bought through Disney because that's all we knew.

this is a pretty skewed post

1) only true of new contracts not add ons
2) is untrue
3) price varies(have to research)
4) timeshare contracts may have banked points available, but also may have no banked, current, or borrowed points available
 
Not to change the subject, but here's something I'm curious about: From reading numerous threads, it appears many current DVC members are on a waitlist for points at sold-out resorts. I'm surprised they would be offered for purchase to a potential member vs. fulfilling the request of an existing member. Does anyone know, are a certain percentage of ROFR points set aside to entice "new blood" regardless of how many are already waiting? Or, does it just simply work out that no one on the waitlist is interested in the point increment/use year available?
 
I think a good resale at BWV would be mid-seventies vs 89 a point through Disney. We went both ways. Bought through DVC at BWV at 63 a point and then four years later bought again at OKW through the TS store for 58 a point. No hassles through the TS store and we just put it on our Home Equity line of credit.

1) Thought the person was trying to buy their first ownership with DVC and not looking to add-on to existing ownership.

I guess I didn't realize that if my neighbor wants to own at the Wilderness Lodge Villas then they can just call my guide and buy points there even though doesn't own any points period?

Sorry if my post was misguided information. I guess I need to be careful what I post. I still say become an owner somehow, someway. I want the product to continue to be successful in case I need to sell.

I thought the same thing that points at resorts like the Beach Club are only sold to existing members on wait lists. If all the members got together and took themselves off the wait lists then Disney may not have these price increases(again just thinking outloud). We are creating the huge demand with limited supply and they respond with price increase. Just a thought and I hope I didn't say something wrong this time.

I guess I shouldn't have said "stay away from them regardless of the price". I just mean that can usually find one that at least has points for the current year and once in awhile you may find one that has points or some points from the previous year. But if you are looking at a December use year and the person has borrowed there points from 2005 then the points won't be coming in the account until 2006. Of course you can borrow these points for any reservation after December 2005 but again usually you can find one that has points for 2005 or the current year whatever year you decide to buy. In my mind these products end in 2042 or 2054 so the more years of points you can get, the better. Hope this helps!!

I had made comments about buying through Disney and through resale earlier and I guess some were not correct. Another thing I want to mention is that when you buy a resale that you are helping out an individual or family that needs to sell. I am guessing that most likely they are usually selling for financial reasons, death, divorce or otherwise. I guess this point is probably not important but to think that you are not only hopefully "getting a good deal" but also helping somebody that needs to sell for whatever reason.
 
I bought points at the BWV in December directly through Disney. Yes, it ended up costing me a bit more, but to me, that extra money was worth it because it was super easy and really fast. My use year is June, and I got my full allotment of 2004 points, and only had to pay maintenance fees for 52 days out of the year.

I had heard some horror stories about people losing deposits when going through time share, having the buyer back our, or Disney exercising ROFR. When my guide told me she had Boardwalk points available, I jumped on the chance to go directly through Disney. If they didn't have Boardwalk points available, I probably would have went the resale route for either Boardwalk or Beach Club points because I knew that I wouldn't be happy with SSR as my home resort.

I may be wrong again but I disagree with part about losing deposits. You said "if the buyer backs out" and I am assuming you mean if the seller backs out. If the seller does back out then the buyer would have to be refunded 100% of deposit. Also when Disney does exercise ROFR then deposit is also refunded entirely(did happen to me).

I also miss Matt(I believe that is his name) at Jellyrolls. He is only one that could play "Brass Monkey".
