Buying Resale Points thru The Timeshare Store

We are thinking of purchasing some additional points via resale from The Timeshare Store. This would be our first time not using Disney to add on points and we're a bit leary using a non-Disney resale company because of some horror stories I've read on line with some other agencys. So I was wondering if anyone has purchased points thru the Timeshare Store and ihow the purchase went? Thanks.
 
I don't think you will find too many (if any) complaints about the Timeshare Store on here from buyers.

We purchased via them a few years ago and everything went smooth. Made and offer, it was accepted and the simple process began.

Gary thank you for the info.. I have a couple more questions...

You said you made and offer.. We're new at this so forgive me if I sound dumb but do you mean you can bargain with the broker and offer less than what is listed as the per point price? Also, when would we see (in writing) that dues are paid up, points either are or not banked and what use years points will we recieve. On the add it states the use year and that 09 points are all coming due in Aug 09 but, I was wondering if this is part of the contract?
 
How long did the financing decision take for anyone who used the timeshare store?
 

The details of the contract will be confirmed with DVC before TTS lists the contract. If the seller changes anything (makes another reservation, transfers points, borrows points) that would be discovered later in the process (the buyer would be able to back out if changes were made after the offer was accepted). Most will also get the Title Insurance although it is not required.

You might want to take a look at the ROFR thread to get an idea of the actual prices which have gone thru. If your accpeted offer is too low, Disney could just buy it back for that amount thru the Right-of-Refusal process - but you can certainly negotiate any aspect of the sale when you make the offer. Things like maintenance fees and closing costs could be negotiated.

We were quite happy with our dealings with TTS. If you are in a real hurry, then it might not be the way to go since it can take a couple of months to finalize everything. If time isn't an issue, this is the way to go...and it saves you $$$.

Well, you can, but that doesn't mean you should. Everything is up for grabs in a resale, but Disney has a bad habit of snatching "good deals" right out from under your nose. They have Right of First Refusal, so if the deal is too low, they will usually buy it - both to resell to people waiting for that resort , and to protect the value of DVC by keeping the price relatively high.

This is SO true as you may have been spoiled with how quickly things worked when you have purchased directly through Disney. I just wanted to point out, however, that the length of time the resale process takes is not exclusive to The Timeshare Store. Purchasing a resale contract will take awhile no matter which timeshare reseller you are dealing with. But, the right contract with the right offer, with a cooperative seller may save you thousands, so the extra time can be worth it.
 
My wife has been looking at buying points at AKV. Looking at Resales for AKV they seem to be 90.00 and up. Correct me if I am wrong but disney is selling at 104 less 8 which would be 96.00 plus maybe extra points. So it would sem that after closing costs for resale it might be about the same price?

Am I missing something?

Correct me if I am wrong but disney is selling at 104 less 8 which would be 96.00 plus maybe extra points. So it would sem that after closing costs for resale it might be about the same price?

Do you mean $190 per point. No...just scroll up to the top of this page and look for the link that says, "DVC Sales Listings." Here, you will see AKV contracts in the $90 per point range.

Since they sponsor the board (look at the top of the page!), you need to realize that their ad dollars MAY be why you will not find a complaint about them. If you truly want objective advice about them you MAY need to look elsewhere.

We recently closed on a property through the TS Store and everything went smoothly. It actually went faster than they said it would.

We faxed our info to Benchmark and found out the next day. Very Quick! Their rates are at 10.99 for a 10 year financing. I think Disney is about the same depending on your credit scores.

So far it has taken us 2 weeks and our contract is at ROFR right now. They say we should close by 11-14-08 at the latest. :banana: :banana:

I corrected the price

We just went through the process so I can shed some light on the numbers for you. FWIW, we paid cash and did not finance.

First, through Disney, a 100 point AKV contract was $9600 with $235 closing costs. These points are not available until May 1, 2009 and the 2009 dues will be prorated to reflect that. This is for a December UY so the points could only be used between May 1 and November 30...unless banked.


Second, through TTS, we looked at a 100 point contract with a February UY. This contract had all 2008 points available (for use NOW) and the asking price was $9300. Closing costs through TTS were $397 and the seller requested that the buyer pay the dues for the 2008 points which came to $471.

We decided on the resale for 2 reasons. First, we preferred the Feb UY. Second, since we weren't going to be able to use the 2008 points, I was able to line up a friend of mine who wanted to rent them from me. This was even before we bought the contract. He paid me $1000 for the points so that sweetened the deal even more.

I would have preferred to go through Disney since I am impatient, but the resale price was too good to pass up. I was pleasantly surprised at how "quickly" the process went. Our offer was accepted Aug 18 and we were in the Disney system by Sept 16.

If you are comparing AKV resales to what Disney is currently offering, you have to remember that the Disney points are not available until after May 1, 2009. If you buy 160 points or more, Disney will "compensate" for this by giving you a matching number of Developer's Points which are only good for one year and ONLY at Saratoga Springs (or DL or DCL?). I am not entirely sure if this incentive is still in place. Either way, you might end up with a better deal via resale, even after the closing costs are figured in.

We used the TTS for two contracts in 2006. They have a great selection of resales so we got exactly what we wanted at the BWV for a better price than Disney offered. Everything went smoothly for us. No complaints here.
 
We've purchased three additional contracts from Timeshare Store after our original purchase. Each time, everything went perfectly. We did not finance, so everything was even easier. I don't think I would have felt comfortable on an initial purchase, but for add-ons ... I don't see any reason to go through Disney direct given the price diff.

P.S. - to the person who responded about TTS sponsoring this board .. that's totally irrelavent to my opinion - and probably most people's. They're either good or not, regardless of whether they sponsor the board.

Totally agree with you dvcbrad - our positive review is the truth of our experience with The Timeshare Store.....not because they sponsor the board. People will post what their experience is and we don't feel opinions are being edited.

But we have also had contact with other agents there and we have found all to be extremely courteous, professional & KNOWLEDGEABLE.

We feel the knowledgeable part of the equation to be extremely important - and The Timeshare Store truly is that in regards to realistic contract prices and knowing the process WELL ::yes:: and accurate answers to any questions we had.

We have recommended them to friends & family. Prospective buyers can feel confident dealing with them absolutely.

I totally agree with this! We made our offer on Aug 18th....we are now Oct 5th and guess what? We closed on Sept 17th, and we are still not entered in the DVC system! (No access to DVCmember.com and still cannot make a DVC reservation) our agent at TTS is looking into this but it sure tests someone's patience!

If, you are in no hurry and full of patience, than re-sale is the way to go. The savings are sometimes really worth the extra time. As for us, we really wanted an Epcot resort so we went through re-sale because we did not want to pay 100$ + per point.

It does seem to be taking somewhat longer than usual for you to get into the DVC system :sad1: . Maybe because of increased activity with the BLT sales :confused3 ?; hopefully your agent will get some definite answers from Disney for you by tomorrow.
