Buying Resale do you always make an offer?

I noticed from another tread that most people posted making an offer. The resale I am looking at is priced at $60 per point @ OKW. It is worth it to make the seller an offer? Would we risk the offer not going through even if the seller accepted? What is an reasonable offer?
 
We did not make an offer on our resale. The price was low and it was loaded with '11, '12 and '13 points, so we didn't feel the need to offer lower. We are still in the ROFR stage. With going with the asking price we felt comfortable asking the seller to pay closing costs.

Disney's OKW 50 points per year priced at $60 per points. April UY with points available for 2012, 2013 etc.

I would:
offer $55 per point
seller pay 1/4th of 2012s dues
seller pay all closing costs

The only thing they can do is accept, decline, or come back at you with a counter offer.
 
If you really want this contract I would offer $55.00 and prorate the 2012 dues.
Note, the seller will be paying 10% to the listing agent. If you ask them to pay for closing of a 50 point contract I think you may be pushing it.

Smaller contracts tend to go a little higher in resale prices.
 
I say make an offer, but have an amount in your mind that you know you would be comfortable paying. Smaller contracts tend to sell for more per point, so I don't think $60 is too high anyway.
 
I'd make an offer for a lower amount because it's not an extended contract and secondly you don't have any current year points (2011) -- $55 per point seems more reasonable to me.
 
Check out the 'anyone made it through ROFR recently' thread. It lists what offers have been accepted at and shows how long ROFR is taking. My offer got passed through ROFR today...yay!!
If you go too low Disney may ROFR it..they've been buying back a lot of OKW lately (looks like in the $40-52 range, so I think $55 would be a good and safe offer). Contracts that Disney has exercised ROFR on are listed in the thread I just mentioned as well.
 
if you are shopping and in no hurry, then make an offer. If you really want that 50 point contract, I would only come in a few dollars lower--unless the contract has been on the martket for a while. A 50 point contract WILL sell at that price, IMHO. I have a 50 point contract and I have watched the resales off and on, and if I ever resell, I would wait at least 2 weeks prior to accepting any lower price.

I finally bit the bullet and put in our offer for $55 per point and buyer pays all other costs. Crossing my fingers ;)
