Buying New vs resale

I bought resale 3 years ago- then 3 months later i referred a friend to buy direct because they were offering $15 discount for SSR, which turned out pretty much the same price i paid for. After he closed, DVC sent him a goodies box- DVC bags, pins, towels, and some goodies. I got nothing from DVC. Although, i did try to convince him that I deserve those goodies he received, since i did save him $15 discount per points. :lmao: But i did receive $200 disney dollars for the referral.
Also, no closing cost via direct.
 
...like to resort hop and don't mind where you stay, or cannot consistently book 8 - 11 months out, then buy the best deal on the resale market. Home resort advantage will mean very little to you. Pay attention to the resort expiration date (if that matters to you). SSR, AKV, BLT expire 2054, 2057 and 2060 respectively. Some OKW contracts have been extended, and will expire 2057 as well. VWL, BWV, BCV, VB, HHI and original OKW contracts expire in 2042.

...really want to stay at a certain resort or resorts most stays, then definitely buy where you want to stay. You may have to buy direct in order to do that (e.g., BLT).

We're resort hoppers, and we've had great luck making reservations at other resorts at the 7 month window. However, that may change, and you sure wouldn't want to be disappointed with your home resort.

I totally agree. Sometimes when I call, I will say - what do you have in a studio or 1 BR for (whatever time it is). Any resort we get is fine. We love our home resort - OKW - but we like the other resorts as well. So far, the only one we haven't been able to book is BWV. Otherwise, we have been in OKW, BCV, WLV, SSR, AKV (Jamba house) and VB. We love them all and have bought resale because for 160 pts at SSR - when they were selling - was about 15000.00. For 14000.00 resale, we were able to purchase 210 pts. So we went for more points. And we don't regret it.
 
For my family it was an issue of cost and points. We live in the midwest, and both of us work. We have 1 child, age 5 and 1 on the way. We didnt have 16-18k to plop down to disney. Also we probably were not going to vacation at Disney every year. So we bought two small contracts one at VB at 50 bucks a point and one at OKW at 70 bucks a point. So for around 6k we got the 110 points. I could swallow 6k, and believe in two trips we will have paid back the initial cost. My family will usually only vacation in the off season, so having 160 points was just too much.
 
Hi, In deep right now, choosing between disney and resale, here is my question;

If I buy resale (great contract, banked + this years points) will I be able to add onto it like you can with a DVC master contract? Thanks all:surfweb:

yes. it will be a DVC master contract after you buy it.

you can buy another resale with the same UY month and have it treated as an add-on or you can buy an add-on direct from DVC with no closing costs (and no 160 pt minimum.)
 
Anywhere on the grounds is fun, my son likes the All Star Sports best of all, with the foorball field right outside of the door.

Of course he's only 10.

Although we bought direct, I would honestly say that buying resale right now is a great option for the new properties. And despite popular opinion, buying add-ons at the older resorts is possible through DVC if you don't mind waiting a little bit until something comes available. And they won't be stripped like some of the resales can be. I myself would even consider getting an add-on for BWV or BCV through resale if the price was right and it wasn't stripped.

One thing I would keep in mind....when buying direct through DVC, there is always some kind of incentive. With resale there isn't. Also, if you buy through DVC and finance it, it is treated as a mortgage and the interest is tax deductible! AND the transaction is not reported to credit bureaus as a loan/line of credit/mortgage, etc. Not so with resale. I don't know about resale but there is no penalty for pre-payment if financed through DVC.
 
One question, when you buy into DVC, does the number of points require for a certain room stay the same on your purchase date, or will the points requires increase in coming years? Example: Say a Sunday to Friday stay in October at the Boardwalk Villas is 160 points for a two bed room villa, will that change 5 years from now?
 
Yes, Disney can reallocate the points to a certain extent for the resort. But if some rooms and nights go up in points, then others must go down. The total overall points for the resort are not allowed to change.

They just did a new allocation of points for 2010--my guide tells me it has been 15 years since it was last done, so I don't think that things will change yearly, but there is always the chance a specific week or "season" will be a few points more (or less).
 
It's been a long time since I posted here. I'm hoping that within a year or so I can pick up a small contract so its time for me to check out these boards from time to time.

From my own experience I would say the mantra "Buy where you want to stay" is really "Don't buy where you don't want to stay". I'm not sure I ever wound up with a reservation that I used booked more than 7 months out. If where and when you stay and go is of the utmost importance then Buy where you want to stay definitely applies. For me, as long as I could stay in Disney World it was good. Sure there was one resort I preferred to avoid and two (now three) that I would jump on. But even the one I wanted to avoid was good for me.

When I buy resale (and it will be resale) I will be buying a small Hilton Head unit. The reason is I really enjoy it, its only 4 hours away, its cheap and if Disney spins it off I'll be good with that. Because it will be small I'm not too concerned about maintenance fees or special assessments. After that I may add on a small BLT/AKV/VWL if available.

Yes, that will change in 2010. That stay could go up as much as 20% but another stay will decrease that same 20%. For example, a value studio in Dec. 2009 is 87 points for a week. That same studio falls to 85 the same week in 2010.
The points were reallocated to raise weekday amounts and lower weekend nights. If you stay a week, you probably need less points, but your Sunday to Friday stay would need more.r
