Buying multiple properties

If you purchase multiple properties, say 150 at saratoga (to take advantage of current offerings) and 100pts at Wilderness Lodge, are the points than combined? Does this give me 250pts and 2 "home" properties?

Yes, you will have a total of 250 points and 2 home resorts. However, you will only have the 11 month booking advantage for the number of points you own at each home property. So, you can only use the 150 SSR points to book ressies 11 months in advance at SSR. Likewise, you could only use the 100 pts at VWL to book at 11 months for a stay at the VWL. At the 7 month mark, you could use your points anywhere.

This all assumes you purchased with the same UY with DVC and only have 1 primary contract with 1 add-on. If you purchase via resale and have multiple contracts, it can get a little more complicated. The concept is the same; however, in order to "combine" points, you might have to transfer points between contracts. When they all fall under 1 umbrella contract, you don't have to worry about that.

You can not combine points however to book with the 11 month priority window. You can only do that at 7 months out. Otherwise, you have priority at SSR for 150 and WLV for 100 points. You also want to get the same use year to keep things neat. Matt
 

Keep in mind that you may not combine the points until the 7 month booking window.

Only points from VWL may be used to make a reservation at VWL prior to the 7 month window opening. You may bank and borrow if you need more than 100 points to make a reservation before the 7 month window opens.

Likewise, only the SSR points can be used to make a reservation at SSR before the 7 month window opens.

First of all, welcome to the DISboards!

Now, to answer your question... the primary reason is the 11 month booking window. If you always want to stay at BWV or BCV in October for the Food&Wine Festival, then you'll almost have to own points at one of those resorts to "guarantee" that you'll be able to get your ressie. Those 2 resorts fill up quick for that time of year, so waiting until the 7 month window will likely result in not getting the resort/room you want.

Same goes for VWL during Christmas. If you want to go for Xmas every year and stay at VWL, then you better own points there. Otherwise, you risk the chance of not getting a room if you wait until 7 months.

The only other reason I can think of is the price of the points. Quite a few people took advantage of the SSR promotion to add-on. Some probably have no desire to stay often at SSR, but purchased the points because of the price.
 
Thanks for the reply! We just got back from an 5 night stay at the BWV and missed our reservation to get the "pitch" for the DVC from Disney since the kids both fell asleep right before. But I'm almost glad we did, seems like a resale would be much cheaper that what they wanted per point.

Since our yearly trip is always during the value season of January, I'm just wondering how risky it would be to buy points in one of the "cheap" resorts such as Vero Beach and then using them to make BWV reservation for January each year at the 7 month window.

When you check out the mtc fees. you will find that VB is not "cheap" also Hurricane alley isn't a place for me to own.! ;)

Vero Beach can be pretty expensive due to the higher maintenance fees, so you need to look into that.

There's currently a 15% off SSR friends and family promotion running (about twice the promo your DVC guide probably told you about), which makes it typically the cheapest DVC deal right now, beating resales. The promo ends at the end of the month.
 
If you buy less than 150 pts directly from DVC, the must be in the same use year and master contract. For resale, they usually will be if the same use year but will not be if not the same use year. Getting home priority at multiple resorts can still be desireable for many even if you can't combine the points for the 11 month window. BTW, it would not be fair to the other memebers for DVC to allow one to use all points like they were at that home resort.

I would definately not recommend VB for that purpose. Yes, you can save some upfront because the resale prices per point are much cheaper, but the MN fees are significantly higher. So, a little futher down the road, VB would actually cost you more money.

Honestly, with the current 15% promo at SSR and the extra years on the contract (compared to the older DVCs), SSR is the best deal for the money, and cheaper than most all resales (other than VB). You might could get OKW or HHI for about the same price per point (after closing), but you wouldn't have the extra 12 years.

Once the 15% promo ends next week, the resale market would be more of a deal since the point price would be back up to $90-98 (depending on the "next" promo).
