Buying into DVC/September Reservations for New DVC Member?

I have a trip to WDW booked in September and have already paid for airfare. Now, DH and I are thinking about buying a DVC membership. :cool1:

First, how long does it typically take from making an offer to closing and having points available to book?

Second, what are the chances of getting a reservation for September then? We're going the 17th to 24th and would be pretty flexible with the resort.

Also, any advice about the process? I am only interested if we can get a really good deal, but with the economy and recent DVC changes, I'm hoping someone will accept our offer. We were thinking of just contacting someone from a resale site to help us find a contract. What do you think our odds are of getting a 300-point contract (OKW?) that still has 2011 points for about 40pp? What's the best process for looking for one?

Most will say it takes about 8 weeks. We bid on a contract 2/12, sent for ROFR 2/16, Disney passed on exercising ROFR on 3/14 and closing is set for 4/12. It may take another 2 weeks for the points to be available.

$40 pp would be a great deal, but it may be difficult finding a seller to go that low. There have been contracts accepted in the low $50's.

There is a pretty good chance that you would be able to get a reservation during that time in September. That is just before F&W gets started, so you might be OK.

Advice:

-Buy where you want to stay. You are going to own this contract for 40-50 years and you would hate to spend alot of $$ on a place that does not have the feel you are looking for or the features that you want. Although you can generally get a place to stay at the 7 month booking window, having the 11 month advantage is important for many times of the year and you will want to have a home resort that meets your personal needs.

-If you have never experienced DVC or any of the resorts, you may want to old off on buying in until you have time to learn more and maybe visit some of the resorts. There are a lot of good deals out there on almost all of the DVC resorts, so you have alot of options depending on how much you are willing to spend.

-Study the points charts and make sure you can get enough points to meet your needs. Many people love the 1BR's, even if it is just the two of you.

September is usually pretty open. If you're not particular about which resort, you should be fine.

IMO, to get 300 points at $40 p/p, you would need to stumble across a seller who is in dire financial straits. We closed today (sold OKW, exp 2057), 300+ points at $68 p/p.

I just looked at TTS's listings and I think the least expensive was about $56 p/p, exp 2042. You shouldn't hesitate to make an offer, but don't be disappointed if the seller refuses to sell that low. Vero Beach is probably your best best in the $40 range.

The process for us took about 5 weeks (2/23-3/31) from offer to closing, but from what I'm reading that was really fast. It will take another 10 days or so for the buyer to be registered with DVC.

Whatever you decide, good luck. Check out the listings. It doesn't cost anything for you to shop for a contract and you may just find one that fits your budget.
 

Buying now via resale will give probably put you in the system to make reservations around mid June.

It sounds like you will be very flexible in where to stay so that is a good thing in terms of gettting a reservation. If you are okay with having to possibly split stay to start and then wait list, then I would say you won't have any problem getting something for your trip.

As far a price, I think that anything is possible at this point. I have read just recently that someone passed BWV for only $50/ppt so obviously there are sellers out there who are willing to sell for a great price.

My advice is to put in an offer for what you are comfortable with and go from there. If you really want to get a deal like you mention, it may take a bit longer to buy and thus, put you closer to your travel time.

We have made last minute reservations for Sept visits the last 2 years. We reserved 6 weeks out in 2009, and got 5 nights in a BWV 1 bedroom. We reserved 4 weeks out in 2010 and got a 1 bedroom savannah view at Jambo House, and a 1 bedroom at VWL. In my experience from booking Sept late the last 2 years, it is much harder to get a 2 bedroom than a 1 bedroom. The only 2 bedrooms available were at OKW and SSR. We don't stay in studios, so I didn't ask about availability for those.
 
I added a few studios to our current reservation for the end of September/early October just yesterday! Cant say what that will mean when you close, but hopefully it helps!
