Buying a DVC from Disney or reseller?

I was looking into buying a DVC membership and checking into each option. From what i can tell if i use a reseller i will be saving more money that way then if i went through Disney.

I am wondering if i am missing something? The few reseller i have found are charging anywhere from 300-500 to close the deal and with no hidden fee's the price per point is anywhere from $75 to $90 depending on which property you pick.

From what price points i have seen with Disney this can be a huge savings.


Is there an advantage to going with Disney over a reseller or should i stick with the reseller?

If you buy from DVC you get your points right then. WIth resale you are looking at about 30 days assuming you pass ROFR.

The other difference is DVC contracts are loaded - meaning all points are attached and many resales do not.

Example - lets say you buy 200 points from DVC instead of a resale SSR with full 2006 points. With a Dec UY you will get the 200 points for 2005 as well as the 200 for 2006 buying through DVC. If you figure 200 pts x $10 you have *saved* 10 dollars buying from DVC versus a full resale.
 
I am in the process of buying myself and best I can tell it depends on what you are buying. If you are looking for less then 150 pts you will need/want to go through a reseller. Just don't be caught by a to good to be true deal since Disney has the right of first refusel (ROFR). Just keep reading the Dis boards and you will get many of your questions answered. We have already got into touch with a couple of places includeing the Timeshare store which is the sponcor of this page. Just really look at what is out there. Decide if you are going to have to finance or if you are going to be able to pay for all up front and find out about interest rates if not.

If you want a home property other than Saratoga you can save some money by going through a reseller. Some have reported that DVC will not sell other properties than Saratoge, but others have reported you can buy at any property through DVC for $95 per point. The advantage of going through DVC is you are in the system more quickly and able to book reservations sooner. If you do use a reseller, the process takes anywhere from 30 to 60+ days. One of the anxious periods is the ROFR period (DVC gets the Right of First Refusal on the offer and may just pay the seller). If you are willing to buy into Saratoga, which is currently being sold by DVC, you may qualify for the special $86 per point offer if you tell them that you were referred by a current DVC member. I recently purchased at Boardwalk using The Timeshare Store, and was extremly pleased with the level of service and the way I was kept informed at every step along the way.

Unless you want HH or VB, the price retail vs resale isn't that different. Enough to consider but we're only talking maybe $1000-2000 on most contracts, a little more on some and a lot less on others. And with small add ons, it may actually be higher resale in some cases. But the number of points will affect the issue greatly. Partly because the difference will be magnified and partly because once can get a better deal on truly large contracts of say 400 or more points.
 
Sean, I bought 2- 150 pt contracts from Disney tonight. This was the easiest option for me. I told my guide that I would like the 2 contracts for Boardwalk with the same use year.Presto done. I will make my reservation for May tomorrow(need to verify my DD's last day of school) but I could have done it tonight. I'll have 300 pts for this year. Buying a home should be this easy!! It was 95.00/pt and clsoing costs are 225.00.
 
i have done both. they both work very well. the difference with resale is whether there are current pts. available. some will be stripped of current pts and sometimes there will be all current pts and some banked pts. available. you can not use them until after closing, but that only took 20 to 30 days for mine.
the only other problem is rofr by disney. that is always up to chance, but if they take that right....go back and try again with a different resale. (not the same one) :goodvibes

when i purchase thru disney it was at the end of our trip soooo i don't know if we would have been allowed to use the pts. on the spot or not. i did not ask. either way i know you will love it. :thumbsup2
 
My "home" is BWV and I wanted to add on again there. I was thinking about going with a reseller but decided not to. That was my choice.

I called my guide on a Sunday night, she was on medical leave according to her VM, got her associate instead. Left the message saying what I was looking for at BWV, got the call Monday afternoon at work, was informed that they had 700 points available, asked how many I wanted. I told her, paid the deposit over the phone, got the paperwork by Thursday of the same week. I sent them back on Friday and they were already in my account on Friday. About 2 week later I got a box from Disney, welcoming home again and I got the new tote bag. I know this seems fast but mu guide is very helpful as was her associate. BTW, my guide did call me when she was back and apologized for not being available and wanted to know how everything was.

You have to decided what is right for you dealing with Disney or resale.
 
I am VERY jealous. Was the 225 closing costs total or for each contract?...just curious.

I'm in the same boat right now and it seems that due to DVC's apparent aggressive use of ROFR, they keep any really good deals from being available in the resale market.

That being said, there are opportunities to save a little money. I notice many listings for Old Key West at around $75 per point. As was mentioned, you really have to check the resales to see if they have been drained of current year and/or next year's points already. If you want to buy at SSR, which is what DVC is currently offering for $86 per point with promotions, then you really don't save anything much buy going resale. If you want a differnet property than SSR, then you can save around $10 to $15 a point but for smaller contracts you will give a lot of that savings back to the broker by way of higher closing costs.
 
i think the end result either way is about the same moneywize. there may be a few dollars difference. so i would say do which ever is easier for you. the end result after all is finished is that you will have the dvc you want and will enjoy forever. all of the guides and timeshare store salespeople seem to be really great. :goodvibes

just take the jump and go have fun at wdw or other places in the world. :wave2:
