Buyer dealing experience with Fidelity

Hi all,

I am considering dealing with Fidelity for a resale I'd like to make an offer on. I have also spoken with *************** and **** said he could help me to put an offer through to fidelity.

My question is- do I need an outside broker of my own to deal with Fidelity? What are loris and cons?
 
You do not need another broker - your offer can go directly to Fidelity.

Just remember, however, whom Fidelity is representing in this process - the seller. This does not mean they are going to try to cheat you, but that they have a fiduciary responsibility to protect the seller's interests.

We just cleared ROFR working through TSS - listing and offer through TSS exclusively - I believe this is the common way to purchase time shares as opposed to single family homes. This is not a dis on Fidelity, they simply did not have the contract we wanted (we we're fairly specific on resort, points and UY - TSS had the listing, Fidelity did not).

They have an agreement with Fidelity that will get your listing on the Fidelity website in addition to their own.

I purchased three contacts from Fidelity in 2012 and just submitted another to ROFR this week. Sharon is great to work with. Do not hesitate to work with Fidelity but also know that there are other reputable options.
 

I bought two DVCs last year with Sharon at Fidelity.

No problems to report.
 
I am currently buying my second contract with Sharon at Fidelity- she is great to work with.

I have also bought and sold with The Timeshare Store. They too are great. They are a little more responsive and their website updates much more frequently.

That add on cost, at Fidlity, plus not keeping availability current, is what deters us from them.
 
We used fidelity a few years back and had a great experience, not one complaint, I think the listing prices at fidelity are more realistic and less inflated. And they will never "poo poo" a low offer. I would not hesitate to use them again and most likely will when I decide to add another contract.

Had a very different experience. Had a BLT contract listed for $112 - to which I said noway but was still interested. Fidelity asked what I wanted to offer via e-mail and I replied. A WEEK later they got back to me and said, sorry we didn't respond but this contract is no longer available and has sold. Felt like they didn't like my response and just ignored me until they could say it sold. Didn't matter, and I wasn't heart broken (actually am in ROFR for a different contract through TSS).

I find Fidelity to be challenging in that many of the contracts are distressed as that's where Disney guides people to. That can often add unique circumstances to the deal. But, twice I've tried and have been unsuccessful in even getting an offer through.

We used the starred out broker and had an offer with Fidelity verbally accepted. We offered full listing price, paying closing and MFs. A few days later he called us to say Fidelity had sold it to someone else. The next day on here on the ROFR board a poster posted buying the contract a few days after us.
We had the contract pulled from under us because Sharon did not want to split the commission with our broker. From what I hear we are not the only ones it has happened to.
