Buy thru Disney or a resale?

We got approved by Disney for financing but I am also looking at the various resales and wondering if I should look into that route. Could anyone give me info on how resales work? How is their financing? I know I would have to pay closing costs (how much) and I would miss out on Magical Beginnings, but if it works out to be cheaper.......
Also, would it be a big mistake to buy at Vero Beach if I was mostly going to stay at Disney? It's just the resales I've seen have great prices for VB. Thanks so much........
 
Resales aren't that big of a savings now that Disney is exercising their ROFR on resale contracts. You will still save money as long as you know what you are looking at, just not as much as last year.

Buying at VB intending to stay at WDW DVC resorts is a bad idea. VB has the highest dues of any DVC resort and you are forced to use the seven month window. While you can get many reservations easily, there are many that will be very difficult or imossible.

You should follow one rule, 'buy where you plan to stay most', if that resort is available through Disney, like BCV, buy yhrough Disney. If you like OKW best, you only option is resale.

Buying VB to stay at WDW is a bad idea.
 
From what I have read, there is only one resale place that will even finance. Usually you have to pay cash. Usually people do home equity, cash or credit card for these types of purchases. Their guidelines for credit and financing are much stricter than Disney. I remember reading you were pre-approved from Disney. I would stick with Disney. Like the above poster said, resales are becoming less of a good deal.

Don't buy at VB if you intend on staying at WDW. It's that simple. You won't be happy that way. MB for BCV isn't that bad and $5 a point for VB isn't worth buying at some place you won't stay. Only buy VB if you go there and fall in love with it like many people have. Don't buy into the theory that you can buy at VB and always be able to get a ressie at WDW. This may be true today but not always.
 
We recently purchased a 150 point BWV resale that had banked 2002 points and all 2003 points available. We paid $70 per point; total closing cost was $400 so factor that in and it comes out to a little less than $73 per point. We didn't pay maintenance on the 2002 points and paid prorated fees for the 2003 points (you'd also pay prorated maintenance fees for 2003 points buying directly through Disney). We bought resale because we wanted BWV for our home resort, and our contract worked out better than buying BCV through Disney (even with MB) because we got 2002 points and 2003 points.
 

We bought via resale (through Jaki), and we closed in Jan. Our contract is for 200 points at BWV. I really wanted BWV as our home resort, so we would have had to go resale no matter what. Also, we saved a lot of $$! Jaki was GREAT to work with, and if my DH can convince me that we "need" a contract at the BCV in the future, I'm sure that we'll look to her first for a possible resale :) Definitely check out the resales first...it can't hurt! I'm not really sure about financing, though...I thought that you had to pay cash? Maybe I'm wrong, though.
