150 points I wouldn’t say to split. 200 maybe if the price and contract is right . Remember if buying resale when buy a 50 point contract you are around $600 in closing costs w/o title insurance. That’s $12 per point. If you buy from Fidelity you add $250 which is $5 per point. Of course the closing costs and other fees are negotiable. I recently bought a 50 point at a price per point I wanted but I did not pay closing costs. Basically closing costs add a lot to the overall price so be sure to factor that in your calculations.
Especially ones that have a longer life.. Poly at current prices seems very worthy of buying direct, although some better incentives would cement that.
BLT is a great deal, I think direct or resale right now, but not sure about pricing if you’re a new member, maybe buying anything resale first would be very helpful.
Contracts under 50 are not the easiest to sell, due to closing costs. In terms of maximizing point price and desirability in resale contracts, I'd say 70 to 100 is optimal.

I would say there are exceptions to this like needing the points ASAP except for one of the number one rules of DVC is planning.
So plan to purchase that resale contract well before you are making that multigenerational trip and you can save $$ with resale and still stay at a OKW or BWV Grand villa.
Yea i should have reworded that. I guess I meant that it was a good place to buy for future proofing, having unrestricted points, etc. For people wanting needing direct points, not that $275 was a great price. lol
For future resale purposes(if it happened), would i be better off buying smaller contracts? If we.move forward, I would need between 150 to 200 points per year.
I wish I would have done this with our first contract. Sells a bit higher for price. Easier/quicker to sell. And as the family has gotten older, we've ramped up the points for the number and room type of stays we prefer. But if/when trips tapper off, with smaller contracts you can sell of portions and right size back down to a smaller amount, less dues, etc.
It somewhat depends on resort. Overall 25-75pt resale contracts move pretty quickly, especially in the high home priority demand resorts. I think there’s a larger set of potential buyers at $5k-$12k than $15k+. First time DVC buyers might feel $22k is too risky where $8k is much more manageable and less scary when still unsure if/how DVC will work out for them, even when that means paying more per point. Small contracts are a great way to get your toes wet in DVC, that experience helps to make better decisions about our personal DVC end goals. Plenty of existing owners want to bump up existing points too, so they’ll pay the premium to add 30 points to their BCV membership.

That's me, I'm not wealthy by any means, in fact just barely above paycheck to paycheck (but I do own my own business), so it feels much safer to just bite off small chunks, & have the option to sell off small chunks if needed.
