Note as to some other comments above: absolutely nothing in these documents indicates that any rooms in the main Contemporary tower will be converted to DVC. Its picture is included because all of the Contemporary area is part of the Master Property area because the Bay Lake Tower (the only thing declared as condominium) will share common areas, monorail, restaurants, etc., with the rest of the Contemporary. It is done that way so Bay Lake Tower residents can legally use (including walk across, go to the monorail, etc.) other portions of the property.

So how do you explain the declared units in the tower being phase II?
 
One theory for that COULD be, that those units will be sold LAST (used as sales models) ...and hence Phase II...and the rest of the units are Phase I.
 
There is another map in the larger document, Declaration of Condominium (which actually controls what is being declared to be condominium, not the Master Declaration of Covenants), that shows Phase I is part of the Bay Lake Tower (p. 39 of the 94 page document) . That is not unusual. When BWV opened, Phase 3 were the first units sold.

Wonder when DVC might make an announcement? I really thought they would've done it by now.

1) Use Day in a one-bedroom for every 39 home resort vacation points
1) Use day for every 54 home resort vacation points; or at least
1) Use day in a Grand Villa for every 96 home resort vacation points

So, I would use that as low season?


Compare: BWV Adventure Season, Preferred view = 12, 22, 30, 74?
Magic Season, Preferred view = 14, 30, 40, 108
 
Also, note page 80 - this agreement shall automatically expire on January 31, 2060

If DVC is usually '51 years', doesn't that mean 2009 start date?

Points seem in line, which doesn't leave me with a warm and fuzzy about the cost per point.
 
AKV opened in 2007 and end date is January 31, 2057, a 50 year period.

As to the points per unit shown, those do not tell you actual point cost per night for any season. They come from a maximum reallocation chart which, although I have never done the math, is something that shows you what the points per night would be if the point cost for every night of the year were the same.

It probably does not mean anything. They could start next year or year after; there is nothing that says it has to be 50 or 51; in fact, BWV, BCV, and VWL were all less than 50. But from pictures shown of the construction, my guess is that they are still a year or more away from having it ready for occupancy.

You can also compare the same language from the AKV Declaration: studio = 14; 1BR = 34; 2BR = 45 and GV = 88.

Theoretically then.. BLT is about ~10% more than AKV by points (16/14=1.1, 39/34=1.1, 54/45=1.2, and 96/88=1.1)

which would give.. assuming standard view and 'nice' view... approximately, for a week:

Adventure: Studio = 91/110, 1-br 188/225, 2-br 234/297, GV - 570
Choice: S 99/119, 1BR 198/237, 2BR - 249/324, GV-595
Dream: S 108/128, 1BR 217/257, 2BR - 273/346, GV-683
Magic: S 121/148, 1BR 247/294, 2BR - 311/396, GV 808
Premier: S 158/198, 1BR 319/383, 2BR - 412/520, GV 979

Looking at those numbers for a week, I don't seem them to be too unreasonable... all just slightly above BWV point chart... the $/point and annual dues will be the kicker...
 
I added on at AKV last week. This is a tough decission, I can still cancel if I choose. I originaly was gonna wait for BLT but I wasn't sure it would hapen or when. I never thought it would happen this week. I love AKV but if it was the same price I would take BLT. Any suggestions?
 
When can I buy? That is the key question for me.
