So, I think we have decided to take the plunge and become first time DVC owners and buy into BLT. I'm now in the "get the best price possible" phase.

While I recognize that buying resale will yield the biggest savings, the discount may not be so great that giving up the current opportunity to use points for cruising is what we want to do

I'm familiar with the listed incentives on dvc news. Has anyone taken the tour and been made an offer on BLT at the parks recently? I know the the $130 per point base price is still available with a member referral. Are they offering only $140 per point at the tours? What other incentives are they offering on the tours? Do they offer further discounts for offering to pay cash immediately?

Keep in mind that BLT is one of the only resorts that you really have to look at the numbers and do the math if considering resale. There are a lot of stripped contracts out there that just are not worth 100.00 or even 92.00 pp. They do offer different incentive at different times. The best possible price through DVD is what they are offering at the time, there is no negotiating. If you are going to be at wdw I would suggest taking the tour and meeting with a guide but make sure you really research the resale market and do the math before you go. Good luck
 
Thanks for the response. What im most concerned about is whether the 130 per point cost is still offered on the tours (or will be on june 1when we are there) If it's not, any incentives will be hard pressed to make up that $10 price bump.
 
Per DVC News the $130 price will be offered until June 7th. Currently it appears there are two types of promotions going on; $6-$18 off per point depending on how many points. Or you can choose an vacation "experience" subject to a minimum point purchase.

Not sure of course what they will offer when you are there, I don't think there is anyway to be know.

If I were going to buy into a fairly new resort, I would buy direct from Disney, and you don't have to go to the parks or take a tour to do that. You can buy over the phone and have your points in your account in a matter of days. From what I understand, the guides all offer the same prices and same incentives, and the price is the same for cash versus credit card versus financing.

I agree that a lot of the BLT resale contracts are stripped, and so it is actually better in most cases to buy direct. You get current year points, usually without paying the annual dues for them, plus you get the incentive discounts, plus you can use a credit card (even though you have the cash to pay) and get mileage points on your credit card. Closing costs are a lot less through Disney than through the resale companies, too. I know that they are now charging closing costs on add-ons, but I am not sure if they are charging closing costs for new member purchases.

If the $130/point applies with a referral, and you can get the $10/pt discount for buying at least 160 points, then that brings the price to $120/pt. If you get 160 points outright with no annual dues, then I usually factor that in as a $10-12/pt discount (the price you would pay to rent from an owner, for example), so that brings the price to $108-110/pt, and you can put the purchase on your credit card, which would be about $19,200 plus possible closing costs. Those credit card points might be worth at least 1/2 a trip to Hawaii :), so that is about $400 value, maybe? You also get your points almost right away, and don't have to sweat out ROFR and closing docs and that "waiting game." I should have purchased our BCV direct at the time we bought, but they were "sold out" and could not find the points when I was ready to buy :(. I ended up paying more to buy resale and had to wait three months from start to finish.

Good luck with finding your happy price point! I would call a guide and get a price over the phone if it is true that prices will increase in a few months!
 
The big thing to remember about incentives with Disney is that they come and go and you never know when that will happen.

It does sound like they at least put a date out there when the $140 will go in to effect (which is good).

To me, when deciding on whether or not it is the right price is to decide if you think it is a good price for what you are getting. If so, then go for it. There will always be something later and it could make the deal better or worse--there is just no way to know.

If you do purchase and then an incentive comes out that is better, you may be able to change if you still have not closed the contract. That happened to us. We had signed and sent back the papers but were able to have them pulled and got the new price because they came out within a few weeks of deciding the deal.

i think a wise choice for this reason....while dvc is something that
is perishable, disney does something every year that will help
keeps its value, raising their prices. & with blt being near the m.k.,
will always be a selling point.

also, i don't know exactly why, but many dvc workers have
expressed to us; many, many previous ssr owners, sold there so
they could buy @ blt. [ that's why there's so many ssr resales but
it was something they were bringing up on their own...we were not
even asking...so i 'm not exactly sure they were expressing this to
us. i am going to ask the next time but i took it to mean blt was
the best choice over price. ]
 
We just purchased BLT yesterday :cool1: We ended up getting the $130 per point price because we had a "referral". I guess when you have the ability to tell them that you are aware of others that received a specific deal/offer it can make a difference. In the end, we received an $800 credit off our purchase price, and DVC gave us 2010 points at no additional cost (so we actually received 200 points total for our 100 point purchase. Our contract is through 2060. We had a trip planned for this upcoming August (originally staying at POR), and our guide set us up in a 1BR lake view for our upcoming trip, so that we can effectively use our DVC immediately! He also threw in VIP fast passes that he will have sent over to our room when we arrive in August. :cheer2: Overall, while I had looked at resale......I feel pretty good about my direct purchase.

Welcome to the DisBoards! Here's my two cents:

-by direct vs. resale, since closing takes place quicker, and you save on closing cost, and I also noticed that in many cases, you had to pay the dues current on many contracts
- Depending on what resort, it's really difficult to justify the prices that Disney is charging. Using your points outside of DVC is not a wise use, and you'd be better off renting your points and paying cash for whatever type of vacation you want to take.
- Pay attention to contracts. There are some great ones out there that aren't stripped. You will not only save on the price of the contract, but remember that closing costs and maintenance fees are negotiable through the resale market. I have purchased 7 contracts over the years and have rarely paid closing AND current year's maintenance fees.
- Disney now charges closing costs, so even if you do go through Dis, you'll still have those added expenses.

- if you have the cash, or have secured outside financing, you should put the entire purchase on a credit card to get the points or cash back

Absolutely! Why not take advantage of cash back incentives! However, if you're not paying it off, credit card interest rates are sky high, and I would encourage you to find another way to "finance" it if you chose to do so.

- If you purchase through Disney and get a UY that is a "future" month (meaning not the current month or a previous month back to February - no Jan UY), you will get current year's points, plus, you will get a new deposit of points when you reach your UY. So, since this is April, if you purchase a 200 point contract with a June UY, you will get 200 points now, plus you will get an additional 200 points on June 1. If you buy resale, you have to pay attention to what's listed on the contract, as it may or may not have current year's points.
