BLT Contemporary DVC - What is your guide saying?

bad news!

the sales have been put off until the middle of August.

CR is still trying to get part of it for their conventions.

the point chart was deemed to low for the upper management.

I think this is how they'll make it 'more expensive'. They really can't mess with point values too much for the reasons stated earlier - a vacation point is a vacation point. The only things that they have which are unique are home resort priority window and use year for banking/borrowing status purposes. My points at VWL or BCV can be used at BLT, so why buy in there if they're going to sell them so high? Might as well just buy somewhere else and use those points at 7 months.

So, the way around it, is you make the per point stays higher. Maybe 20 pts for a studio, instead of 12 in the same season. This would allow them to 'double the cost' of staying at BLT, without affecting the value per point.

And, yes, I know that technically points have something like 0 cash value per the POS. ;)

Ahhh ... but the question is: can you share? :)

Take it from me

You will see

I believe I wrote this about 2+/- years ago and am just waiting for the announcement to prove me right.

Yes yes, but will we see the announcement in 3 days, or will we have to wait until Mid August? :)

The real announcement about DVC BLT is actually that the "Official sandwich of the DVC is a BLT". :)

hey I wish it was april fools....

certainly hate the point charts to increase before we even get to see it.

also though that CR had agreed that it was DVC.

so who knows...

But where is this info from?:confused3

Haven't you been reading???? That is NOT a DVC resort, it is a Super Walmart. Now if you are really that interested in Walmart stock at over $100 a share, you could call you stockbroker instead.

I am sure some one is monitoring for any changes in DVC’s filing for BLT. It would make a lot more sense for DVC to amend the points declaration increasing it 20-25% than throwing BLT’s point cost out of line with the other resorts. Lets see that would be another 60-75 million to Disney’s bottom line.

DVC already has enough booking problems from point allocation not matching demand without adding a whole resort, which would be high demand.

I wanna know how much the cost of points is going to go up when BLT is announced.

John VN, SpiceyCat, what do you think, I have read your posts and you two seem to have good information. So how much a point, still $104 or higher?

The same source who says sales are off until Aug 15 at the earliest also says expect a $10-$20 per point price jump- and that there will not be any $ incentives. (Possibly a founder's club incentive- which means nothing to me) I hate to say it as I have been saving like mad for this- but that is too rich for my blood.

Silly question...but...is the anticipated price jump only for BLT or for ALL of the DVC properties? This may end up effecting our VWL purchase in the fall.

IMO Disney is now seeing a drop off due to poor economic conditions. They will never admit it but it's here. The current change in DVC incentives, lowering of minimum point purchase, resale inventory climbing while selling far below last years prices. If there isn't a market for the DVC, Disney will delay construction and sales.

Other economic Disney indicators: Osborne Lights scheduled latter this year and park hours being released a month and a half late. We contacted the Executive Offices to verify when the Christmas lights will be put up. They had to call me back several days latter. All that they could verify is that the MK will be decorated in time for MVMCP.

Prices may go up accross the board but I think $10-$20 increase is specific to BLT.

Well I put on my “lets think like a Disney executive hat”. First I would be surprised it they would throw BLT point prices out of line with the rest of the WDW DVC prices. With the softening market raising AKV and the other inventory WDW DVC properties to $120/pt just from a marketing perspective will not fly. Also any portion of the BLT tower, which was converted to convention use, would have to be removed from the forward earnings projections since that income would come over time instead of the next 2 years (not going to happen when Disney is trying to maintain earnings. So what do they do?

The easy answer is to dramatically change the point charts. Bring the non-view rooms up to about 20% more points than the non-monorail resorts. Dramatically raise the castle view and concierge rooms (assuming they will exist) and the premier season points and possibly add some times to the premier season (Thanks Giving, Presidents day 4th of July etc. Also increase weekday rates to 75% of weekend rates instead of 50%.

What does this do for Disney? Allows them to temporarily set aside 25% of the tower for conventions (until the second DVC/convention tower is built) while still selling 25% more points for only 75% as much space. All problems solved and they can offset some to the loss in profits from other portions of the Disney operation by the additional income.

So do I get an executive bonus?

Will current and prospective DVC members be unhappy, yes (but some less than a $120+ price point)? Will they still buy and stay at BLT I would certainly think so, with its location.

All DVC has to do is to amend the point chart and recalculate the maintenance fee estimate and amend that also. Ok lets see that should cost them about 10k and for that they have a happy convention section and 50 million more in profits plus the extra convention income.

Sorry for the bad news but with something this obvious I am guessing at least a good part of it is coming.

People - and I include Disney exec in this - may be overstating the appeal of BLT. If BLT is that deisred, why isn't the CR more popular? If CRO has to charge less for CR garden-wing rooms than they do for Beach Club or Boardwalk rooms, why are folks confident DVC folks will pay 20% more for a non-view BTL room over a BCV or BWV room?

If Disney sets the price/point too high, they can always lower it or offer incentives. If they set the points/night charts too high, there's no way to fix it. If I had to guess, I'd assume a little of both... slightly higher point charts along with higher price/point costs.

PS - Just because you read something posted on the internet, don't assume it's true. Do you really think the *convention* side of the house is fighting for control of timeshare-units located far away from the convention facilities?
