Best time to buy...

I am a prospective new buyer and I am going to purchase through Disney in order to take advantage of the financing. Does Disney offer different incentives through out the year? I am aware that Disney had an incentive offer on SSR that ended in early June... will that or some other type of incentive like that be offered again? Thanks in advance for your responses.

No one knows. They don't generally announce the incentives in advance - although they usually do give us a little notice if one is ending or if the price is going up, LOL.

Best wishes-

I've only been a member on these boards for a short while so I haven't had much time to notice how often "incentives" are done by Disney. Would you say they usually do a few a year? I'm in no big rush to buy, so I would like to try to get the best deal that I can. Unfortunately, I missed out on the June offer.

Recent history would indicate that the period we are in now (shortly after a price increase) is not the time to buy. This period has been folowed by a period of greater incentives (AP's & bonus points). However, clearly these extra incentives have been geared mainly to existing owners. There really is no way of knowing for sure.

You really need to check with your guide to find out for sure. I know they are offering $8 off the $98 per point price...that's sort of their standard incentive. They were also paying the maintenance fees for the remainder of 2005, but I don't know whether that is still in effect or not.

Also, sometimes you can get a use year which allows you to receive the 2004 points as well. I've heard both ways on the bankability of those. We didn't get them when we added on, because we were told they were not bankable, but I'm pretty sure others have been allowed to receive and bank those points.

Again, only a guide can give you the current, accurate information on incentives. Also, they have little, if any, advance notice of changes - usually only a week or two.

When I talked to my guide a couple of days ago, he indicated that the $8 off is still in effect as well as receiving current year points (or 2004 if you are buying a Fall UY). He did however, indicate that we'd have to pay a prorated maintenance fees for 2005.

My interpretation of what he was saying was that before the June increase that points were not given and the new buyers had to wait for their points when their use year hit?

The best time to buy?

Yesterday.

Whenever you have the down payment and they have an incentive! :) Right now, if they are giving you the current year's points, you can either vacation, or rent those pts out to get the cash!

I am a prospective DVC buyer (should've bought back when I first heard about DVC and points were $65/point.) Ahhh well. Things happen.

I will probably purchase through DVC to get the financing . I will be in WDW in mid-August. I usually like to go anytime between September and January, with an occasional spring visit. If I wanted to purchase a Sept. or Oct. UY would I get the 2004 points, since it's before the new UY occurs?

I know about the $8 off per point incentive, but if I could get the 2004 points and then get 2005 points in Sept./Oct. I might jump at that now. (I've been trying to save up to pay the 10-20% down payment in cash).

Thanks!

You'd have to confirm this with a guide when you are discussing the purchase, but from what I was told you would get those 2004 points. If the UY was for Aug-Dec you would get the 2004 points, if it was for Jan-July you would still get the 2005 points. You do have to pay the prorated maintenance fees for the 2005 year, but not the entire amount.

As for the downpayment, if you finance thru DVC the $8 discount is actually applied towards the downpayment. So what happens is they calculate the total based on $98 per point. Then they calculate the downpayment, and then apply a credit towards the downpayment of $8 times the number of points purchased. So it makes the upfront costs much lower. Also, according to my guide, they only have to get $500 to get things going. Then the rest of the downpayment would be required shortly there after. All of that could be charged on a credit card (to get perks, etc) and then that would give you about 30-45 more days to pay.

Good luck and give DVC a call. They don't pressure and would gladly answer questions.

Do you get to pick your use year?

If you are trying to buy from DVC as a new member at a "sold-out" resort, I think it is just limited to availability. So your UY would be limited to what is available.

If you are trying to purchase as a new SSR contract, I think there are limitations as to what use year you can currently get. I believe it is February if you buy right now.

If you are purchasing an add-on to your current membership, it would have to be the same UY as your existing membership.

I'm pretty sure those statements are correct, if not, I'm sure someone will correct me... they always do. :teeth:
