benefits of buying through Disney

I'm sorry if this has been discussed to death already. Using my blackberry and can't search. We are currently at WDW and did a dvc tour this morning. Both dh and I are very interested in purchasing. The incentives being offered are 2009 pts as well as an $8 point rebate. My questions is what benefits do we lose not purchasing through Disney. We love okw and would consider buying pts there but we want the full 50 years. Thru dis this is $95 a pt but I have seen them being sold for just under $60pt. We are also considering BLT which the resales are not that much lower than thru Dis. If I could do okw for $60 a pt, we could buy twice as many pts as at Blt which holds very little interest for me anyway. So please tell me what I am missing. Pros and cons of buying thru dis.

I am new to DVC but buy what you want. If you did not BLT buy where you will be happy. I personally wanted Animal Kingdom but the rest of the family voted me out for BLT. We purchased through Disney to get the 2009 points. If you are considering other locations, for me, resale is the way to go. From what I have read you may have to wait for the process to finish with a resale. Buying direct was very fast for us.

If you plan on making reservations more than 7 months in advance I would simply buy at the resort you like best. Currently if you make a reservation more than 7 months you can only stay at one place and that is your home resort.

If you typically make your reservations less than 7 months in advance I would suggest buying Saratoga Springs via resale. You can typically purchase Saratoga Springs for about $63 to $69 per point and they have the 4th lowest annual dues ($4.46 per point for 2010).

Buying direct happens quickly, buying resale takes some time. My best advice is wait until you come home and do your research. It's so exciting when you take the tour and everything looks so beautiful, it's easy to get so caught up in it. You really need to think about which property will work best for you...and what the best deal for you will be. We were disappointed that our guide led us to believe that SSR resort was not for sale when we took the tour. We really wanted to buy there because of the tree houses. At that time we knew about DVC, but didn't totally understand it. It turns out her misleading us was the best thing that could have happened because when we came home and thought about it, did a lot of research and found we could purchase it resale for a fraction of what we would have paid had she not been pushing AKV & BLT at us. So, we got a lot more points for less money. We like to try different places, so we aren't too worried about the 7/11 month booking. I don't think there's anyplace on property I'd be truly unhappy. On the tour my husband completely loved BLT, I was more fond of AKV. We took our first trip and stayed at BLT....I loved being there just as much as he did. Who would have thought!?! While getting a contract whose expiration is longer is nice, I don't think it should be a reason to buy a home resort that is quite a bit more, especially if that resort is not your favorite.

If you like OKW and are okay staying there if you can't trade out to exactly what you want at the 7 month mark, then buying resale will save you a lot of money.

As you mention, the cost is about $30 - $35/ppt cheaper going resale. And, why worry about something 32 years down the road? Spend the money now to get points you can use now. I think this was a big factor for many OKW owners who chose not to extend last year.

If you want OKW with a 2057 expiration year you should buy through Disney. The few i've seen for resale are averaging $80 pp plus closing costs. We purchased directly from Disney a few months ago for $90 pp no closing costs. The OKW resales you're seeing for $60 pp expire in 2042.
