If the 1BR is in the budget, I think it's a great idea even if it is "not a good deal." When I was traveling with kids, a 1BR was the absolute minimum, and a 2BR was a lot more comfortable. Yours are already old enough that cramming into a studio (aka a glorified hotel room) might be unpleasant.

If you decide later you want to stretch points, you can.
 
Jokes aside…I could see adding on resale (or a great direct deal) in the future at some point. Partner says if we start wanting to take trips with more points then we will just have to slow down the rate of trips. We’ll see where life takes us, but for the next five years or so we already have other plans and goals for our $.
 
The Riviera is one of our favorite resorts (we didn’t think it would be until we stayed there). Enjoy!
 
I think you have it down as well as anyone. Good plan!
150x2 so kids will qualify down the road makes sense (3x100 might be better for resale, but no one should plan to sell)
Also all direct lets you use points anywhere, I can’t poke holes in this plan anywhere. :)
 
Are you splitting your payments over a 90 day close? That is the only other thing I'd tell your guide. Keeps your money in the bank for longer, it is zero percent interest, and you have access to the points to use immediately.

I asked for 60-90 days and he said maximum was 45, “maybe 60 depending on amounts.”I’m okay with the 45 day window so I didn’t push. I might ask about the 60 days after I make the initial deposit, though. Thanks!

Interesting. I got 90 days with no problem in mid-2024 along with many others. I think someone reported on here they even received 120 days. Not a major issue to push, obviously, but wondering if this is an actual change in policy or just a guide not wanting to do it.

Congratulations! I just signed on a direct Poly contract last week. My Guide said they stopped doing 90 days and 60 was the max they do, so we opted for that. Additionally, they told me that you do not have to be in your 10-day recission period in order to get any new pricing on 2/11/25 that may be better. My understanding is that you just have to still have an unclosed contract, which means not paid in full.

Gotta validate what everyone else has said. Good Job doing your homework! We have been members since 1997 (or is it 1996) at boardwalk. Made sure we had enough points for 2 weeks in a 1 bedroom. Almost broke the bank. It was one of the best things we ever bought. No regrets, ever.
Since then, the kids are grown, we are retired and now have 2 grandkids. Adding on almost became a habit! It gets hard not to.
Only thing I have to add is don't be afraid to try other resorts. We have stayed at OKW, Tree House Villas, BLT. Each has their own charm. One of our favorite things to do is Resort Hopping, especially during Christmas. Take an afternoon and have a coffee or other cold beverage at other DVC locations. Each has its own vibe and charm. That way when you are ready to add on, you will be able to pick what suits you best. For us it was BLT. Between BWV and BLT we can do split stays and walk to all parks except AK. We added on at AK for the grandkids as they love the animals.
There is no wrong way to do things.

Oooh interesting. Thanks. Waiving the title insurance isn’t something I had come across before.

Any other votes here for waiving title insurance on direct? I found a thread with mixed opinions. My head tells me it’s really okay to waive it…
Title insurance is to protect the buyer from defects in the title. As Disney is the original owner, they are not going to sell the deeds with any type of defect. Can you imagine what type of news story that would be if they did.

I get the sense that they may have changed policy in the last several months.
 
Welcome Home! DVC is a great product and Riviera is a beautiful resort - all room types there are fantastic but the grand villa is really awesome.

Agree with others to give the other resorts a chance too - just coming home from 3 nights at the Poly Tower in a 1bdrm TPV and it was pure magic!

Then we rented points for a 1BR for just the four of us, which confirmed our love for the resort as a whole and set us on this DVC path for real.

Funny story: we are actually staying at the Poly for the first time next month (again on rented points). When I booked it in August, it was supposed to be an “in the name of research” trip - after that we figured we’d know if we truly wanted to buy and if we actually wanted Riv. Now I guess it’s just a bonus to tide us over 😂

In a bizarre way, this Poly tower stay was research for us too. Except, I bought a FW50 1bdrm TPV last October at the Poly Tower so this weekend was research after the fact - basically confirmation bias in real time!

DVC can lead to some unconventional decision making and I haven’t figured out if this forum makes it better or worse for me 🤪

Did you pull the trigger today? I think i saw somewhere that RIV points are increasing in a few days.

I sure did!

Prices go up $10/pt on Feb 11. My guide said he’d reach out then to confirm that today’s price was better (or redraw the documents if incentives are so much better they manage to offset the increase and then some)

I bought last month. I never requested a specific timeframe, and he was neither demanding nor pushy, but he set the due date within the month. Later, I called to ask for a few more weeks since one of the credit cards was taking longer than expected to arrive, and he granted the extension without any issues.
