Beach Club Villas?

I'm planning on buying into the Beach Club Villas however I want to take the tour when we
go to WDW in August. Will it be too late? How do they determine when a particular location is sold out? I will definately buy in August, I was just wondering if the BCV will be close to selling out by then if they start selling soon.
Also, I just received information from the DVC and on one of the sheets there a payment scale that shows how much your payments would be with points, down payments, interest rates etc. . at the end of the rows it shows the monthly payments but then it shows the maintenance fees per year and per month. Do I add the monthly fee onto the monthly payment or is it already included in the monthly payment?
For instance if the monthly payment shows $274 per month and the monthly maintenance fee shows $80 per month is the monthly payment really $194 plus $80 or is it $274 plus $80?
I hope I'm not confusing everyone!

Beach Club Villas are not yet being offered for sale. They expect them to go on sale sometime next year. (There is talk about a pre-sale). I would expect that they will not be sold out by Sugust of next year.

As for the maintenance fees. You have the option of including them in your monthly payment or paying them in full each January. The price on the sheet does not include the monthly payment.
 
Officially, BCV is not scheduled to even open until fall 2002 (estimate is Sep). Thus, when you go in August you may not be able to get a tour of BCV. When they set up a resort, they then end up selling a 96% total interest in it (Disney retains 4%) and the total points to be sold to represent that 96% are established when the resort goes on sale. You get sell-out when all those points are sold (and it is in the millions for any one resort). Even if as rumoired they start selling BCV before it opens, it is highly unlikely that BCV could sell out before the fall of 2003. The monthly mortgage payment and the maintenance fee payment shown on that sheet you have are separate amounts. In other words, you would pay both. Also understand that the sheet you have is a guide. You can buy any increment of points of 150 or more. For example, you could buy 233 if you felt like it. Also, you can choose other total times for paying off the loan--like 4 years, 6 years, and 8 years.
