Just got back from WDW and talked to several DVC salespeople while there. All had been told not to officially confirm that the BCV would be a part of DVC, even though the sign at the construction site specifically says "another Disney Vacation Club Property" or something to that effect! A bigger question is why they have to be so secretive about it. I've heard about Florida regulatory issues, etc., and yet just up I-4 is a huge sign for Marriot vacation Club "Pre-Construction Sales" of their new Horizons Resort! Anybody got an answer for this
 
Where did you hear that points will cost $90-$100? Is this just a rumor? I would think it would make more sense for them to keep the point price reasonable and just increase the number of points necessary to stay at the BC, if they think it's going to be that hot. But I'm sure they don't care what I think...

... but what would Walt think I wonder. They don't care about that either! They're in it for the money but they're so good at what they do that we don't care.

I heard from a re-sale broker that BC pre-sales will start early next year. It is a joke that the sales people can't confirm that this will be a DVC property. Who do they think they're fooling?
 
I think it's a legal thing since the construction is not complete and approved by the state. When I bought at BWV in 9/99, it was in the paperwork that Wilderness Lodge Villas may not become a part of DVC and not to buy on the basis that it will.
 

I attended the annual BWV membership meeting in Dec and they were talking about the BCV. They even had drawings of the resort and rooms on display. They talked about it during the meeting and took question on it during the Q&A session. I assume that they guarding against some last minute hick-up or change in plans just to keep their options open. There's been no rumors that the BCV won't be part of DVC and you can bet if there were this board would have it ASAP.
 
At the member meeting at the Boardwalk on Thursday the first week in April, the guide told us The Beach Club Villa points will be "SUBSTANTUALLY HIGHER" than $75


 
OK I'm new and confused. I thought Disney sold all of their points for the same price regardless of resort. It's only that some resorts cost more points for equivalent rooms.

But people seem to be indicating that a point at BC might cost more than a point somewhere else.

Could someone clarify?

invalid you are right. A DVC point bought from DVC costs the same no matter which resort. The feeling is that ALL DVC points will cost $80+ by the time BCV comes up for sale. Sometimes they help the costs at HHI and Vero by offering a better MB beginning program to help bring the cost of the down payment down.

I know I've been shot down before but I still have a feeling that BCV could be the start of DVC II.

My DW and I purchased directly from disney back in Dec 1999, just under a year and half ago. Our cost was 65.00 a point for a home resourt of BWV. Since then pricese have increased to 75.00 a point. And the rumors are that the BCV will start around 85.00 a point. I hope this answers your question.

Resales are the only way to possibly pay less per point for some DVC home resorts versus others. I bought an excellent package last December on a resale for Vero Beach. :)

Invalid -- There is always speculation that DVC might start a second network of Vacation Clubs. If they did, I'm sure there would still be some sort of trade agreement between the two different "clubs".

I just took a look at recent rate increases. January 1999 points were $65. They increased 3% to $67 in June 2000 and then the big 8% increase to $72 in January 2001 when WLV opened. They will be going up another 4% to $75 in June. I don't think it's unreasonable to expect at least a comparable 15% increase before they start the sales at BCV putting the minimum price at $86.25.

For those who are interested, DVC started at $51 per point when OKW opened in 1991 (even less for pre-sales, some folks got $48 per point). That's a 47% increase with the end date remaining the same. I always thought the price would start to go down as the time decreased...silly me!
 
Just last June I bought a resale of 170 points at BWV for $56/pt after closing costs and all. Just one year later they are selling for about $72-$75 in the resale market. I think I made a good choice. PamOKW, you are not silly. Price will go down as 2042 gets closer. Just not yet. Break Even point for a DVC purchase with a wise point usage is about 6-7 years (With a $67/pt price and current dues), so I think 2042 is still far away to make the price drop. After year 6-7, you are staying in your home resort only for the money you pay for your dues. DVC is a great investment both financially and family-fun-wise.
 
As to why they refuse to confirm it will be a DVC resort and usually don't do pre-sales:

Under timeshare laws, a resort must be officially approved for such sales which usually does not occur until the place is completed. If they tell you it will definitely be a DVC resort and then for some reason it is not approved by the state timeshare authorities, Disney could be deemed as having made misrepresentations in violation of timeshare laws.

The laws do not absolutely prohibit pre-sales before the resort is finished but are designed to discourage them. As to any pre-sale, the amounts paid must be held in escrow by Disney until the resort is complete and approved and the buyer retains a right to reverse the sale until completion and approval.
 
20 or 30 year lease periods are not uncommon in the industry. For DVC to still have a 41 year period is right in the ballpark, if not a little on the long side. Additionally, brisk sales at WLV have no doubt re-affirmed (for DVC anyway) that the reduced time period and price per point increases can probably continue for some time - at least until the completion and sell-out of BCV. In fact, I expect that BCV will be a good indicator to them whether or not they can continue with the current practice.

I think it's unlikely that DVC will have to worry about the length of time and the price per point until 2010 at the earliest.
