BCV and BWV bloodbath seems to be over

I have a related question - most resale contracts have a comment that full price only. I would think that's not really true. How do you get info on reasonable offers? Meaning - what is the most reliable source of info? Most BCV resales I have seen are listed in mid-170s

You should just put in an offer and see what happens. Be patient. Check out the ROFR thread to see what others are doing for reference.

When that is there, It means that a seller has let the broker know they don’t want to accept a lower offer.

If you see something that you’d consider I would email the broker and tell them to contact you if the seller is willing to consider a different offer.

Brokers do not need to present offers less than asking if the seller has already made that decision.

Most contacts under 100 points ask for full asking price. As far as an offer, you can put in what you feel comfortable paying. BCV and BWV are effectively down to 19 years now. The resorts are booked up through 2022. So I think prices will only start to come down probably hang out for a year or two in the $140s-150s, then go even lower as years come off the remainder of the deed. Prices in the $170s are based on the contracts that were getting taken in ROFR the Dec 2021 - Mar 2022. It appears to have stopped so now so it will be a buyers market. Like I said I think will take several months into summer for prices to come down a bit.

It looks like BCV and BWV are passing ROFR now. Seen so many come through and no BCV were taken in ROFR in April at DVC resale market. The number of available contracts for sale is 3 times what it was in March. I predict price drops will follow for these 2 resorts back into the upper $150s for BCV and mid $140s for BWV by summer.
I've been thinking the same thing.. haven't seen one BCV or BWV taken in a couple of weeks... Sounds like those of us who passed got lucky with the timing.. Guess waiting those 35 days paid off!
 
I think the 2042 resort will show higher and higher rates of ROFR in future. How else will Disney keep their resale prices from trending down to something too much lower than the direct prices, as they approach expiration? If your contract for a 2042 resort is ROFR'd you should feel good that you'd at least pursued a deal not obviously higher than the real market says its worth.

And then buy VGF direct which seems like outstanding value to me and has no chance of being ROFR'd

Not sure why DVD will care what happens to the value of the 2042 resorts as they approach expiration.

The resort is theirs for free in 2042.

I think there will come a time when Disney doesn't care what the resale price is of the 2042 resorts.... They won't really be competing with the resale market on those resorts at all in about 5-10 years... And, why ROFR when they can just wait it out and have it all back in the end...? I don't know that there will be a resale market for those resorts for much longer if there is no extension offered on them... For us, 20 years is still a ways off and a lot of time to spend there but from a corporate perspective, it's really not that long....

Not always the case. We sold a 150 point contract for BWV in Feb. for 140.PP. The mouse took it from the buyers. ROFR is like a box of chocolates you never know what they're going to steal.

I have to disagree. Could you imagine people buying direct points for BCV at $265 pp when it has 10 years left?

Like I said it seems the bloodbath is over for now. They were taking the majority of BCV and BWV contracts from Dec - March. The statistic changed drastically in April.

Someone with a short term outlook may do that rather than spend $300pp on whatever the newest direct offering is. Or for myriad other reasons I can easily imagine them not wanting their product to be had that cheaply, if only for appearances and from the standpoint of perceived value for those who are buying direct.

Except that new direct contract will be lasting much longer and I would venture most new buyers will be in it for longer than that.. It just won't make financial sense for DVD to continue to worry about those 2042 resorts in those final years. Its money spent for no reason as no one would be buying those points direct.

I really don't think those contracts will be that popular for too many people and for those that own, may decide it is just easier to keep it until the end.
