Bad renters list

I wish more renters would post successful transactions after their trips... I rented from so and so and their terms were great, had a great vacation... thanks!

That type of thing is allowed right??
 
I've got a couple of great emails from my renters, but I'd worry about a practice of making this into a public interchange, because of those "two fingers" Doc talked about before. How would the board handle a very heated and public dispute between renter and member on the boards? I could see it getting very ugly, and thereby endangering the Rent/Trade Board itself.
 
In addition to the obvious resource problems, with our "Lumpy Pillow Rule" here, the only feedback you would see on such a thread would be negative...and there is a slim chance that some of it would be a teeny-weenie bit exaggerated. ;)

Long term, that would create a negative impression on potential renters -- certainly not an accurate impression in light of the fact that Doc can count the real problems since the incecption of the board on two fingers. And Doc sees all of the issues because he administers that board.

Most of the people I know who rent frequently approach renting in a very helpful, but businesslike, manner and have few if any problems. If they do encounter any issues, they have usually protected themselves by sensible policies and time, so they don't really have much risk.

I'm going to be renting some points in a week or so from an add-on, and those will necessarily be short-timeframe rentals because of the use year. I'll be getting the money up front or moving on. I'll give the renters contracts or whatever assurances they need to feel comfortable, plus they'll be able to see that I'm a regular here and that should also give them some comfort.

It certainly is welcome and the DVC Planning Board would be the perfect place to share those experiences.

That is covered in the Rent/Trade and site guidelines already and would not be allowed. Since the DIS will not get involved in any rental disputes, any such discussion/debate will be considered a personal attack. If someone has had a negative experience, the general experience may certainly be shared without specific names. That has happened in the past without issue.

I do understand that it makes sense to get the payment up front, I'm just glad that some people renting can be flexible.
If I ever had enough points to rent, I'd rent to you (and many others who post here on the DVC Forum) in a heartbeat! And I would be willing to be very flexible with terms - it would be like renting to a friend. OTOH, if I had to rent to a "stranger", among other things, I'd want full payment at least 90 days prior to arrival.

In other words, who you are does make a difference - at least to me!

And, if I'm not mistaken, one of those incidents involved an owner who had not received any money from the renter, but kept the reservation in place hoping against hope that the renter would pay. The renter showed up, enjoyed their vacation, and never paid the owner one red cent. That loss was 100% preventable - a classic unforced error.

There are no board policies or feedback mechanisms in existence which can protect people from themselves. Those of us who rent points occasionally have to use a tiny bit of common sense. You can make great vacations for people, give them huge savings, and have fun doing it, without putting yourself and your family's vacations at risk.

Sounds like eBay may be the best solution then if that's a big concern for anyone.
 
The solution to the OP's issue is a non-refundable deposit in conjunction with a payment plan. And then stick to the non-refundable rule. Especially if you are renting at $10 per point.
 
I agree, I'm not a bank! I can't afford to wait for payments.
I stayed at DVC for the first time this last summer. I bought a weeks stay from ebay. I then added on extra days at another resort for a total of 12 days. The person was really nice, helpful, and very professional. I also payed upfront. She sent me the ressies promptly, with her home phone number.
I did feel pretty comfortable with the whole transaction. One thing that was helpful to me is her feedback on ebay was excellent! I also payed by paypal.
Loved it so much we just became members! Actually,waiting for my Fed Ex package!

Most people who would consider being a renter or rentee of points probably has some feedback on eBay. I've exchanged eBay user names before a point rental/transfer to show I have a history of successful internet transactions, and checked out the other person to see the same.
 
Well I have rented out to a really nice guy from Texas on these boards. It was a last minute thing and I think the first couple of nights of his stay was going to wind up happening before the payment came thru. But, I felt much more confident when I made his ressie and the CM knew him and kept going on about what a great guy he was.

I tried to rent points of a member of this board and that went kind of wrong. I had to sign a contract and fax it back, but when she kept trying to fax it back to me, it wasn't working. In the end, I just kind of gave up - I was so busy at work and all and I decided to do an entirely different trip, so no need for the points.
 
I've been the 'renter" in several instances. I just make it easier on the rentee by paying the whole ressie upon receipt of the original confirmation. Then I don't have to remember about finishing to pay off my room at another time. My concern as a renter is being sure my room will actually be there for me when I get there so there is alot of trust on BOTH sides of the renting.
 
I have always rented out my points early in the use year. It makes a payment plan OK. I generally request 50% and 50% 90+ days out. I've had very few back out, partly due to I rent so early (11 months), only serious Disney planners end up responding to my posts. The last minute bagain hunters are the biggest problem---they likely have multiple DVCers chasing down/checking on the same reservation. Then they buy from the lowest bidder. That is not the game I like to play as I like to get a fair value for my points, and that is more than $10. I have worked hard for many rentees, changed existing reservations as their travel plans/circumstances change.
 
This is why I do all of my renting transactions on ebay.

But hopefully I won't have to rent any out from now on-- :goodvibes I'll be using them all myself!! (we've been paying for our adoptions and haven't been able to go to WDW as often as we'd like)
 
I just sent the Fedex package back so I am looking forward to my first trip home (hoping for Thanksgiving '06). However, I know there will be times I will need to rent out points. I would ask for the money up front at a certain price per point, or if they would rather pay monthly just have the renter pay a higher price for the points. None of us are a bank, but if you are helping someone else out by letting them pay monthly and save some cash over the Disney rates why not ask them for more money for your time to track the financials. That may cause them to just pay the entire amount up front.
