What's the current average rate per point for rentals/transfers? I know for a long time it seemed to be $10, but after perusing the Rent/Trade broad it seems like $11 per point is the new norm....or maybe I just caught it on an up day on the market!

I think the "right price" depends on your context.

Considering the high purchase price and high dues, I've always thought DVC rentals were priced too low at $10 per point.

HOWEVER...the rental market is very different from the value of DVC lodging.

Prospective renters are going to be looking at a lot of other options, mostly offsite. What they'll find is they can rent a 2 BR offsite for $700 for an entire week. (And I mean NICE 2 BR in a beautiful resort.) They can often rent a 5-6 bedroom pool home offsite for less than they can rent a DVC 1 BR.

I know it's not apples to apples, and I'm very well aware of the advantages of DVC -- but most people renting are focused heavily on saving money. They're willing to sacrifice a little quality for a vacation they can afford, and honestly, to many, they don't feel like they're sacrificing anything.

In that context, $10 per point will seem high to many prospective renters.

If you can snag $10 pnt your doing good. Avg is $11-$12. Be patient and you'll find someone willing to help out. Last minute trips are sometimes the best- if you have flexable schedules. DVCrs have pnt to get rid of or people to cancel and you can grab a confirmed ressie at a great price sometimes. We did once before. I've made pretty good friends with some and they help out when we need pnts :) It's good to have a trusting relationship between, they know you'll pay, you know they're good for their word. ;)

It also depends on what resort, assuming you are renting before the 7 month window. Say what you want about each of the resorts, but to a renter location matters much more than it does for DVC members. For example, an 11 month advantage at BLT is worth more than an 11 month advantage at SSR (unless they can get a THV).

I would say if you rent the 11 month window out with a service it will be more as it is more likely to be there. That is 13-14$.

If you rent from an individ 11 months out I think 11 is about it. depending on resort too.

If you rent 7 months or less out I think 10 is right on.

If it is 3-4 months out, I think 6-8 is usual.
