We plan on purchasing direct from Disney, but are not able to do this until late July. We would like to stay anywhere that is available for either a studio or one bedroom for 4 nights in early September. Is this even possible? Will there be any places available at this point? Buying direct do they sometimes have the ability to find availability when it isn't normally available? I wish we could buy earlier, but due to some complications with refinancing our house it won't be possible to purchase DVC until at least July 23.

I just looked and really the only places with availability early September for a studio or one bedroom is OKW and SSR. We just bought and they are primarily selling Aulani and Poly but when I asked about others I was told they were available, it never hurts to ask.
 
Disney always retains ownership of a small percentage of a resort. Also, while selling new resorts, like Poly, the portion it still owns can be large depending on how far along sales have progressed. When purchasing new from Disney in your situation what is important is to raise the issue of what you want in Sep and see if they can assure you can get it before you actually buy. They are often able to do so for new purchasers, despite that DVC reservations may indicate that rooms are full, because they can use the portion that Disney still owns of the resort to give you that first reservation. It is not certain they will be able to do that, particularly when you want that first reservation so quickly after purchase, but in that case just tell them you are not buying at this time unless it can be accomplished.
 
Keep in mind that the DVC-owned units enter a state known as "breakage" if not booked 60 days prior to check-in. So it can always be complicated traveling last-minute with DVC. If buying direct, they might be able to squeeze you into Poly. Even some of the percentage of units held back at most resorts should have been released for cash booking or may be in rehab mode within 60 days, though -- the goal is 95%+ occupancy (maybe 98, it's high though).
