Availability of THV at Seven Months?

All, we're interested in joining forces with another family and staying in a treehouse. This is something I've wanted to do since the 70s, along with staying in a tower room at the CR. (Finally did the latter in 2004.)

I'm curious what our chances of finding availability might be as non-SSR owners. Is it easier since the recent reallocation of points?

The most likely dates will be either a September or a January. Maybe late August or early February.

Except for possibly the first few days of Jan and Thurs through Sun of marathon weekend in Jan, you should be able to get a THV for any time during the months you mention. In 2012 they were difficult to get 7 months out many times of the year.The points were changed for the THVs effective Jan 1, 2013 to raise them about 15% year round. The result has been that THV's now are usually open at 7 months out except for a few times per year and for the months you mentioned they were open in 2013 (and also Jan and Feb 2014) at 7 months out except for the first few days of Jan and some of the days during marathon weekend.
