Aulani prices

There's one out there right now ( and this happens alot ) that dvcforless wouldnt even be able to notate as a subsidized if it is, because the broker has the MF listed completely wrong and has no description so there's no way to know if its sub or not. I find that when hunting for a sub contract you have to check each Aulani listing independently to try and find it and sometimes you have to even reach out to the broker and ask. Even then they dont always know.
You are referring to one listed 3 weeks ago right? I speculated so based on the price. I have my own alerts in addition to dvcforless.
Surprisingly, these subs contracts are not very popular unless priced very low.

No there is a current listing that *could* be a sub but also could not be. The listing gives no info either way especially with MF being completely wrong. It is a UY that is often a SUB though. You never know for sure until you can get the owners name and search the Hawaii bureau of conveyances site.
 
In case you didn't know a super cool tip. Once a week you can book your flights in person at the airport w/ Allegiant and save $22 each way and stack their coupons with it too!
Yeah I live out in the country and it’s a little over an hour for me to get there but thank you.
 
Probably because one needs some basic college level finance education to really understand their value.
I guess many people are not aware of its existence.
For those knows the low MF feature, some prefer a lower entry point as SAP; some don’t have the time to wait for a contract; some simply hate the idea of owning something in the middle of the Pacific Ocean🤣

Many sellers don't even know what they have, they just assume everyone has the same fees. This is part of how people buy what they think is a normal contract and get surprised with it being a SUB. One of mine was a surprise. Another of mine I knew it was SUB but the broker didnt advertise it that way and never made any mention of it.

So I kept track today. Earlier this week, along with my regular searches, I initiated an “instant” alert for any listings with the broker https://www.fidelityrealestate.com/ Fidelity’s listings are timestamped, so they’re easy to follow. And the DVDforLess emails are timestamped when they arrive.

I knew that there were some lags of more than an hour. But what I found suggested that there are some crawl and scraping issues at least for the Fidelity site. I’ve converted all times to local PDT time for me. A lot of these listings weren’t even transferred over to the DVCforLess site at all by the end of the workday. No email alerts were sent out for many.

I stopped monitoring at 3pm (6pm EDT). Sometimes there’s evening activity, but it’s not that common. Most of the postings are during regular work hours.

If you want, I can watch these again next week.

You might want to ask if others want to monitor a couple of other sites.

Listed at 4:49am – GCV – 170 pts - DVCforLess email at 6:11am (1 hour 22 min after listing)

Listed at 8:01am – SSR – 160pts – By 3pm, no email alert had arrived, nor was this offering uploaded to the new listings on the DVCforLess site

Listed at 8:19am – BWV – 220 pts – By 3pm, no email alert had arrived, nor was this offering uploaded to the new listings on the DVCforLess site

Listed at 9:17am – BWV – 350 pt s– Sold within 90 minutes before DVCforLess alert

Listed at 1:15pm – SSR – 120 pts – By 3pm, no email alert had arrived, nor was this offering uploaded to the new listings on the DVCforLess site

Listed at 1:41pm – AKV – 150 pts -- By 3pm, no email alert had arrived, nor was this offering uploaded to the new listings on the DVCforLess site



Below are screenshots of both the Fidelity site (just after 3pm PDT) and the DVCforLess site, with Fidelity listings only (again just after 3pm PDT), so you can see that there are many missing items for the day.

I’ve also blurred the price to align with the board policies, so that it’s clear we’re only looking at posting times and aren’t discussing the price of any active listings.

I hope this helps. I think your site is very useful. And I would love to see it functioning better. Again, let me know if you want me to follow the site on Monday.

Thank you! - Yes, we were alerted to an issue with Fidelity on Tuesday (they changed something on their end). We pushed a fix Wed evening but I see we may still be having some issues. Just wanted to loop back to this. Starting this morning, it looks like the crawl/scrape/alert system is working just fine with www.fidelityrealestate.com and DVDforLess. It picked up all of the new listings. Alerts were between about 45 and 70 minutes after they were posted. Thanks so much for your work on this!

No problem! And thank you so much for helping us get this resolved. Also, keep in mind that alerts can often be less than 45 minutes from time of posting. Since our scan is hourly, if a listing is posted a few minutes before the crawl, our alert will fire much earlier than 45 minutes. It just depends on when the listing is posted in relation to the next scheduled scan. 70min should be roughly the max, which assumes a listing was posted just after our scan and also accounts for any system processing time.

Picked up a 200 point AUL subsidized contract today! Different use year but we can make it work. Super excited!

How do you find the subsidized contracts? I haven't found a good way of flagging where they are, I would love to go after one but not sure the process to hunt them down!

Today's posting was helpful because it said Sub on it. But you literally need to check the dues on each one. And even that plan is not perfect, as some others can tell you.

So did you open up each Aulani that is posted looking for a sign it's subsidized to find it? I haven't found a posting of one to even see what it looks like, beyond knowing the dues would be around 7 instead of around 10 if listed.

They don't always have the dues accurate so also look for any notes on the listing from the broker it will often say if it's subsidized. I open every FEB UY I see. I also tend to look at any that are listed over $100pp

Yes, you have to go to the broker site to determine if it is sub dues because DVC for less doesn’t have them flagged yet. Sub dues should be higher than reg contracts so I look a little closer and this one was clearly marked sub dues on their site.
