Aulani prices

We bought a subsidized contact in 2020 for $130, which was about $10 higher than most contracts, but decided it was worth it for subsidized. We have been to Aulani twice in the past 4 years and have decided a trip ever. 2-3 years is the right cadence, but would like more points to either stay longer or get a 2 bedroom.

Definitely have our eye on another contract but wanting the use year to line up and would love to find another subsidized contract.
In your situation I would also look for the same use year. Since a new Aulani contract for us would be used as a way for visits in no more than once every three years cycle. I am thinking that any use year might do. There would be times where there were Aulani points that had to be used or lost but that should not be common and on those situations those points could be added to our WDW trip for either an extra day or larger room type or just to borrow less SSR points for that stay. I think if I am seeing those issues correctly use year might not be essential and best price or perfect number of points might be worth it.

I believe many people have different use years because of similar use at certain resorts.

Subs seem to be mostly stripped nowadays. I feel a few people owns majority of the subs on the market. They are mostly Feb and Mar UY, with a few Jun or Dec. Lining up the UY needs additional patience indeed
 
This is like our situation. We have a small airport but it offers cheap direct flights to Orlando, which is part of why we can justify going to Disney so often (and buying DVC haha!). Usually under $100 round trip for each. But the downside is there is usually only 1 flight there per day, if at all.
Yeah the schedule is usually tough with these airports and airlines. But when you can make it work it's so sweet! I am flying to Palm Springs this weekend, much much closer to home but costs 5x times the cost of my budget airline trip to Orlando.
 
We have a small airport nearby I loved flying out of, its so easy security and walking wise. I moved an hour away from it recently when it used to be 20 min. It's all budget airlines though. I actually dont mind the budget airlines when I can find a good deal. In August I got a round trip to Orlando for $90!

Now you just have to book a 1BR so you can do your laundry every single day and not even have to bring a second set of clothes 😉

Ha. We literally did laundry every single day on our 10 day trip but we still packed too many clothes. The washer and dryer and full kitchen makes these trips so much more enjoyable.

ahh yes the budget airlines and the charging so much $ for bags etc. I used to be an overpacked but Im learning to pack lighter these days. I got these cool backpacks on Amazon that actually fit alot and they are considered a personal item.

But yes its 1 beds from here on out expect for our after hours special events in DL.

Dang…..I missed this. I am signed up for several email updates that I always look at but didn’t see it on any of them. What is the best way to be alerted once a new subsidized contract is on the market?

There is definitely a two-to-three hour lag for the DVCforLess alert emails. If you are really looking for good deals, you need to simply check the broker sites every so often--maybe every 15 or so minutes. Maybe use a auto refresh and keep it on in the background. That's what I do. When I finish a work task, I glance at the refreshed screen and then focus again on work. Today there was a loaded BWV contract that went up and was sold before it hit DVCforLess. A couple days ago there was a loaded Aulani contract with a very good price that came and went before DVCforLess. I didn't see the subsidized contract, but I'm also only looking at two brokers.

Also, I should add that, at the moment, most anything that is a truly good deal is going quickly and at full price, likely with multiple offers. (In ways, I miss 2021, when you could haggle anything because people were dumping contracts left and right, kinda post or late pandemic.)

Wow….check every 15 minutes. I can leave a site open while working but goodness, that is a commitment.

I got the DVCforLeas update for the fully loaded contract on Monday, but it moved fast.

Can you tell on DVCforLeas which contracts are subsidized?

There have been changes to DVCforLess in the last month. But I believe that DVCforLess still mostly repeats whatever key phrases the broker uses for the listing. The only sure way is to check the annual dues in the listing--and even there, as reported by others--sometimes non-sub Aulani actually turn out to be sub Aulani, as some brokers are relatively new and don't know the difference and as some early buyers of Aulani don't know they have something rare.

I am pretty positive it was $112/pt, and loaded with 2024 pts too, I believe 180 pts but could have been 150-180. It was on the board sponsors site, so I was shocked at the price and stared at it hard.

The one I saw was elsewhere, but loaded, at $80pp. Non-sub. I didn't see it come through on the DVCforLess alerts. Occasionally the board sponsor has good deals--but only very occasionally--but I think it's mostly when some seller wants it sold fast.

That's really low for a loaded sub right?! It confused me for a second!
I've been stalking the aggregators for weeks now, and I seriously considered offering asking price for about 5 minutes, then talked myself out of it. It would have put us a little above what I want to spend out of pocket right now, and being East Coast makes Aulani much harder for us as a family of 5 and I would end up just using it for SAP instead of buying where we want to stay.

Ok I must have just confused myself with the loaded points. There's so many stripped ones out there that when I see any current points I'm excited. 😜 I swear I'm going crosseyed from looking at so many contracts and getting rejected. I actually had a broker today tell me that, in his opinion, the sellers were probably insulted by my offer so chose not to counter. I thanked him for his time and kindly told him that it made me sad for people that might be insulted by a business transaction. 🤷‍♀️

Everyone loves a "great deal", but the reality is that it can be shown that the value of the subsidy is $50-$90 per point, depending on your assumptions (and there really are only 2 value drivers) - i.e., whatever the price of the identical unsubsidized contract is, you can pay $50-$90/pt more for the same contract with subsidized dues and you'll still be better off financially if you hold it to expiration. So $112 is obviously great, but the less discussed truth is that even $140 is not bad.

The flipside is that if the market does consistently undervalue these contracts, you don't want to "overpay" in case you have to sell that contract in such a market. So, by all means, look for the best deal out there! But the value of the subsidy, if held to expiration, is $50-$90/pt so, given the relative rarity of these subsidized contracts, don't fret too much!

The contracts where I’ve “insulted” the sellers have been my best contracts.

It just takes patience. And I’ve always been polite and professional.

In fact, I have been surprised sometimes when the broker comes back and says “your offer has been accepted!” (because I didn’t really want the contract).

I even received a personal email from one broker (after his “offer accepted” email) saying that both him and I know that my offer was ridiculously low…but his seller was motivated and willing to accept my offer. 😀
