I am not at all surprised by the point chart numbers approximately.. they were what I thought they might end up being around, comparing them to, for example, the Marriot Ko Olina Beach Club right next door... and also if you look at the VGC point chart low/highs

For example: 1BR Ocean View
9/5-9/12 at Marriott - $343/night + tax for 7 days => 2712.

Disney 1BR Ocean View - 46 points * 7 = 322 pts ~~ $3220 assuming $10/pt or $2898 assuming $9/pt

Not too bad at all I think
 
I hope to get there some day. It is too far to go for less than 7 days. I hope to stay at least 10 days.
 

I don't think they can make a week stay a requirement at the existing resorts. There is aminimum they can enforce (3 or 5 nights?) if they choose to do so, but not a week. Aulani, however, would depend upon the POS for that resort. As we already see, there will be taxes due at check-in.

I recall a possible 5 night minimum in our contract, and I think the ability to make peak seasons 1 week, but new members at new resorts could be signing into different terms

Honestly, though, one of DVC's big selling points is flexibility and implementing the longer stays reduces the value of the DVC product to most people, making it harder to sell. I do not see it implemented while DVC is in active sales, and the cost of airfare to Hawaii makes it less likely that people will really stay there for a short stay (unless too many make Aulani a small part of their Hawaii vacations)

Another thank you to Doc for posting this!! We're cruising to Alaska next year {not on points} so planning on going to Hawaii in 2012. should have lots of points to play with. DH already said we should go for 10 days.

OT and BTW: I mentioned to a coworker that I don't get to see very often that we were going to take a cruise to Alaska next year. And actually the day I saw her was the during the time we will be in Alaska next year. I mentioned that. She said "You already know where you are going next year?" i didn't have the heart to tell her I've had the reservations made for almost two years. :rotfl::rotfl::rotfl::rotfl:

I love having stuff to plan for and trips to look forward to.

We'll be checking out the new resort for a few nights in Jan 2012 either before or after our week in Kauai.
 
Thanks for posting Doc. As others are saying I am pleasantly surprised at the point allocation. A 2 bedroom in May or June would be doable by banking or borrowing but I would not have to use 3 years of points, only 2.
I am seriously considering going in 2012.:)

People who stay at the resort will pay a hotel tax based on the number of points used and annual dues it would of cost.

That doesn't mean non-owners will be paying annual dues, only owners will pay annual dues.

No, you will be paying taxes on those dues when you stay. That's an occupancy tax required of hotels etc in Hawaii.

I'm not surprised by the equity of all nights being the same number of points. I would expect that in Hawaii. Since most Hawaii resorts consider it to be high season year round, I'm a bit surprised DVC is having as many seasons as they do.

It's a lot less points to trade out to another resort, and if it's possible, we'll probably do that and use Aulani for a couple of nights at the begining or end of a trip.

No!! This is a tax imposed by the State of Hawaii - not DVC's idea. There's no way around it. Everyone will pay per point spent - it will not replace dues as it goes to the state!!


Meanwhile...Island views in Hawaii are usually not too shabby - I wouldn't mind that... And I am glad to see they didn't make a difference between weekend & weekday - that would just cause needless strain on the weekdays as that's all we'd have planned before moving on to Maui. Now it won't matter how we break up our trip. :thumbsup2 Love it!!

Kind of disappointed in the amount of points it will cost. Our plan was to use this as a weekend getaway since we live here but need to re look.

It already looks like a gorgeous resort though.

There are two taxes.

The real estate taxes will be paid by the owners of Aulani points, just as others pay real estate taxes on their points to Florida, South Carolina, or California. Those taxes are included in mf's.

The Hawaii Occupancy tax is assessed to people staying at timeshares in Hawaii. That is paid at the hotel/timeshare.

If an Aulani owner stays at Aulani, they will pay both taxes. The real estate tax included with mf's, and the occupancy tax at the time of their stay.

If a non-Aulani owner stays at Aulani, they will pay their regular Florida/SC/Calif real estate tax with their mf's, plus the occupancy tax at the time of their stay.
