Aulani or AKL now or wait?

My take away from your previous comment was that you believe Disney was going to somehow skyrocket dues once they sold their allocation.
That is not what I was stating.

To clarify for others - I have not stated this is going on today. After Aulani DVC pretty well stopped the practice of selling with artificially low dues. Hawaii called them on the practice. FL never did.
 
I don't think the Aulani issue means that. Everyone would have figured it out eventually right?

And if Disney had done the same thing in FL, it would have the same consequence. It did in Vero, which I would argue wasn't as flagrant as Aulani.
Vero was not a deception of any sort. That was a decision that it was failing in sales and that perhaps offsite wasn't DVC's cup of tea. They then decided to not do the second phase and in order to compensate for that change which would ultimately reflect higher dues they subsidized the original purchasers.
Aulani though was not unique (and I don't mean in reference to VB) and that's the head in the sand stance in thinking it was.
 
Sure, it's not a large amount. Neither is FIRPTA. But it requires withholding and paperwork, and the withholding is the seller responsibility. All of this is hassle and money and time and room for error. And FL has zilch.

I'm still surprised no one from the Aulani Disney team went to prison with how Disney handled this property. I'm not sure if that shows how good the Hawaii administrators are or how bad Disney is.
I’m not saying its no hassle at all, but all that stuff is handled by the title company. Honestly, who cares if there are a few extra docusign pages to scroll through? And all of this is hardly monumentally complex, it’s routine, and title companies handling Aulani resales do it day in and day out, all of the time, for years on end. It’s not rocket science. They know how to do it.

Yeah, rocky times with those initial sales! I wish I had bought then and all my contracts were subsidized!
 

Lol - my comment was meant to convey that Hawaii has better timeshare regulations. I'd count more on them vs FL. Owning a Hawaii timeshare is not any worse the FL and might be better from a consumer protection point but I only have DVC as a basis vs any great study on the subject.

Were there ever any whispers that the unrealistically low dues were a sign of deliberate funny business, or just incompetence?

All before my DVC time, which is relatively recent anyway, but very interesting! I googled Jim Lewis to see what happened to him post Disney.

The initial estimates were wildly too low and the executives were fired. That seems like incompetence that was caught internally instead of fraud.

It has been running for over a decade now, so Disney should have a good idea of the operating expenses.

Also, given the numerous reports that the Aulani is in much better shape than other DVC properties, it would seem they are putting those dues to good use.

On the boards it was considered more or less a sales technique. If you knew that then no surprise later. For the majority of buyers one could debate the fraudulent aspect depending on if they asked the question of how much dues might be expected to increase. Ultimately the right thing should have been actual estimates on dues and obvious disclosures of any sales incentive "rebates".

Got it. Sounds like more than incompetence. What a mess!
 
I wonder if the salesmanship on dues is still going on when looking at the % increase in dues this year for Poly vs VGF - quite the discrepancy for similar-sized rooms and similar resort layouts.

GF used the existing, known GF dues to sell, because it's the same association. RIV/CCV actually might have overestimated, it resulted in extremely low increases from the initial numbers used to sell. I think one of them even went down at some point. A lesson learned from Aulani/Vero.
 
I used to be a huge Aulani naysayer on these boards for many reasons I won’t rehash here. But I still ended up buying a 260 point subsidized contract because I was tired of using my WDW points for staycations. The FIRPTA tax doesn’t apply to me since I’m a Hawaii resident. The TAT is minimal since I typically book the hotel room. It’s actually become my 2nd favorite contract behind VGC because of its lowest dues and the 11 month advantage to book SV rooms to stretch my points. Having said that, I completely understand why most mainlanders would be reluctant to buy Aulani, the most obvious reason being distance. For most people, it’s pretty impractical to fly out here every year, or every other year. But if you can get over that, Aulani really is one of the most beautiful resorts in the world IMO. And you don’t haveto buy expensive park tickets!
