We are planning our first trip to WDW and I am wondering if all of these deals can be true? I have been offered 5 days/4nights plus Disney 2 day park passes for 4 of us for $569, at a Ramada. I looked thru some of the other posts and saw that the Marriot seemed to be okay. Any advice?

Hi, hlzuma! See this is your first post. Welcome to the DIS. The first post is always the hardest. 
Just my opinion, but I think in answer to your question, the legitimacy of the deal would depend on who's offering it. Am sure there is some on the DIS who can relate a horror story. I've not accepted promotions in which you had to have degrees in legal research to find out anything about the people running some of these things.
I don't take any package that doesn't offer the actual development as accommodations. You mentioned Marriott, which is very reputable and though I haven't taken one of their tours, that company is generally universally praised on these boards for their properties and their salespeople.
One word of advice, if you don't plan to purchase, and depending on which company is promoting the tour, you have to be REALLY, REALLY STRONG. JUST SAY NO!!! Westgate reps are known for being barracudas (with good reason.) I've personally also done Orange Lake (they weren't too pleasant, either), Wyndham Palms (not too bad), Calypso Cay (again, not too bad), Star Island (not bad again), and others I've forgotten. Again, if you think you might succumb to the offer...
As most people will tell you, you NEVER purchase from the developer. You can always get a resale cheaper. DVC I believe is the exception.
