Has anyone ever sold ala FSBO?
Don't know if it's worth it, but we gave it a thought.
Sell it cheaper and quicker?

I've sold a couple of houses FSBO but they were in the same city as us and not a big problem.

Several have reported selling contracts themselves. It can certainly be done if you have a buyer - but my advice to a potential buyer would be to look for a resale offered by a broker - since (due to ROFR) there is really no bargain for the buyer by dealing directly with the seller. The seller may benefit since there would be no commission, but the buyer can likely get the same price thru resale and then still has to navigate thru the closing process without professional advice. There is a report about a DVC resale on eBay that will be interesting to follow - in that case a charity is involved and the seller was very uninformed about the DVC resale process.

FSBO - great for seller (if he can find a buyer), not-so-great for the buyer compared to resale thru a broker.

I agree with what Doc has said...from the buyers standpoint there is very little, if any, advantage to going without broker. Which makes selling it on your more difficult, in the housing market the draw is that the seller is willing to take less for the house because there is no commission involved, but with ROFR the price is only going so low before DIsney buys it back, leaving the buyerto start the process all over again.

The best thing to do would be to find a buyer and both of you go to the reseller. That way, the fee is a flat fee and not a commission percent. It is SO worth not having to do all the legal stuff and paperwork.

HAPPY HOLIDAYS, I don't think it is worth the 10% savings most resale co's charge. Your working with a third party (disney) not like selling direct to buyer.

We sold one contract on our own, and one contract thru a timeshare broker. Yes, we saved the commission by selling on our own, and the contract sold the first day we posted it (on Tug). But it was alot easier to use the agent! And things seemed to move more quickly.

I listed our SSR 300 points on Ebay and sold it to someone who lived about 50 miles from me. I used Timeshare Transfer and it was really easy. The only problem that slowed us down was having Disney actually release their ROFR. Next time I would know to call them and check sooner. I would definitely recommend the process as I just couldn't give the listing agent that commission.
