Its beeen suggested to me by several people i know in the insurance and real estate markets, that i would make an excellent home inspector, with all my years of experience in repair/remodelingand knowledge of all the different areas of home construction,, my question is, is this addition to my marketed skills something that would be worthwhile? would it be worth the refresher courses every year, the liscencing exams and fees every year, etc?

having limited experience with these guys, ( i get thier punchlists gfrom realtor, do the repairs and collect, i'm not sure, but i know i need to add something to help pad the income when construction/remodeling is in a slump.

Is it worth it? I don't know. But I do know it's always better to earn your money with your mind and not your back. I'd give it a try. If it doesn't work out you it's not the end of the world. You ever hear that saying "I was looking for a job when I found this one"?

Most of them that I know, do something else as well. In my area, they charge about $200 for an inspection for say about an 1800 sqf home. Depending on what they find, etc, the one I am most fimilar with takes about 3 hours to do one. I will talk to him some more in the am for you Froggy.

oh this would definately just be a addition to the services my company already offers, small town area, not that much call, however the nearest licsenced one is over an hour away and charges hourly rate from his home to site as well as inspection fee, or milage

The one that stays busiest, aslo inspects the ch/a system because he is licensed in that area.

Cant remember the qualifications for your state for a HI. Some states you just take a few classes :earseek:

 I totally fogot to speak to my friend for you. Going senile :confused3

My neighbor passed his licensing exam to be an inspector. He has many years of experience in construction also. He was going to add inspecting as a sideline, but after he got an liability insurance quote, he decided it wasn't worthwhile for him.

You may wish to check out expenses in your area for insurance.

Also, inspections around here are about $325.

My husband went to the training and became an inspector after he was downsided from his tech job. The liability insurance was very expensive! In the end he found a new job in his tech field. If you already have a company dealing with construction and if you are willing to pay for the insurance then go for it. You may want to think about taking the classes to inspect septic systems. In rural areas there is a big demand for that, and because of the ever changing coded for the systems most of the time they fail. My DH found that some days he would have four inspection in a day for two weeks, and at other times he could go a week without any.
