Any ?'s I should I ask before renting villa?

After looking at MANY villas we have finally narrowed it done to a couple. I was just wondering if there are certain ?'s that I should ask the owners before booking the villa? Also, has anyone been drastically disappointed with a home they got? Or was there something that the maintenance company wasn't able to help with? We just want it to be clean and what the website says it will be. The homes we like are in Indian Creek and Emerald Island. Any suggestions would be appreciated.
 
There are lots of good questions to ask, I am sure you have already thought of many.
One thing is how you will get into the home. Many homes have access onsite with a code. For others, you must first drive over to their mgmt. co., which can be very out of the way.

I would also ask for a reference if you do not see any independent references on their website. We corresponded with a previous guest and it was very helpful.

You might ask whether the spa is heated separaetley form the pool and whether you pay extra to heat it.

Also, ask whether they have strollers, baby equipment, pool floats, etc. (anything you might need).

Often the garages are converted into games rooms. So you have to park on the driveway. Some people find it important to be able to park in a garage.

Also, I would rent trip insurance if you are getting a rental home because most homes will not give refunds within a 60 or 30 day window.

You should ask anything that is relevant to you and your party, but I always request a copy of the rental contract before I decide and go over it with gusto to make sure there are no catches.

We have asked for the date the Certificate of Occupancy was issued. This gives you the precise "age" of the house. When you look at the photos, they all look brand spankin' new out of the box.
