Any ROFR news?

I second you!!! We probably will just wait if they take our BWV contract...our 2nd attempt as well.

Well, I certainly wouldn't pay $89 through DVC either if you can afford to go resale.

I can appreciate the wasted time and energy, plus the frustration of having DVC grab your contract. But is it really worth bailing on DVC altogether simply because the market price has risen a few dollars in the last couple of months? I don't know what size contract you're looking at, but assuming you have to submit a new offer at $75 to pass ROFR, that's...what...$300-600 spread over the next 40 years.

I'm assuming you've already played with the numbers and determined that DVC will save you money in the long run on your Disney trips. Do you really want to bail and go back to paying cash instead? The going rate for DVC points, retail or resale, certainly isn't going to go down in the near future...
 
This has been a great thread to follow. I find myself waiting and cheering you all on! :) We heard back about 2 weeks ago (maybe less than that) on our BCV resale of $72 ppt 270 pts. we pay MF on remaining 224 points for this year - full allottment of points coming March 2005. We paid closing.

Went through Jason at TTC and heard from ROFR in about 2 weeks. We passed! :)

I also worried about our contract not passing because we had been working with someone directly at Disney and I told him quite a bit of our info as well - wondering if they would make ours not go through so we'd buy through Disney direct. My guide was very unsure that we would make it through ROFR and of course, informed us there were points available for purchase at BCV if we wanted them (at first it was $84 ppt. then it went up after, but he never called back.)

Anyway, we made it through the process, but I worried too that ours wouldn't make it through because they knew we were going to buy at some point.

Seems like that isn't the case. Martintoronto, you and I are VERY similar on our paths - we're just 2 weeks ahead of you. :) And 4 hours down the road in Michigan. :)

Anyway, just wanted to pass along our news again for those of you in Mouse Limbo. (Maybe we should call it Dumbo Limbo??) :yo-yo:

AMyBeth, I can't wait to hear about your contract - I'm so excited for you based on how excited you are! :) You and I seem alot alike in our excitement for DVC!

Edited to add that after talking with my guide after the successful completion of our resale, he called to congratulate us and also told us that Disney's new policy was to be "very aggressive with the buy backs to keep the market rising" or something to that effect. He was very surprised that ours passed, but I wonder if that's just salesman-talk.

LOL Sherri! I like the Dumbo-Limbo term :yo-yo: ...it just feels appropriate ;) . Thanks so much for the well-wishes. I know there's been sooo much talk of ROFR on this board lately, all the owners that have checked in here have been so kind and supportive!

I really want to make plans for an April DVC trip :sunny: . If they wait too long to let us know, it may be too late to get the rooms we want for April :(. I sure hope they don't hold off on a decision for the remaining contracts until AFTER labor day weekend. This will be me ----> :crazy: .

I think a lot of people are in the same boat.

SSR is a fine resort, but as it grows it will be very difficult for owners there to get in at 7 months to the smaller resorts.

I would be quite happy going there for a vacaction but I want the choice !

I also think this mean that BWV and BCV will start to command higher premiums than now in the re-sale market, certainly for the next few years until the extra 12 years at SSR becomes of greater value.

I think we are seeing the start of a more mature and liquiud market in DVC and I for one want to make the right choice for me.

Bottom line - if it is too diffcult to buy BCV resale - I will buy 150 at SSR and then go on a wait list for 150 at BCV. Then I will know I can use BCV at least every other year (banking/borrowing etc)

You're right on. I think we'll all look back on these day thinking it was a great time to buy in. Disney, obviously, is changing the marketplace to raise the resale market so it in turn can raise their prices. A good example of this is what has happened to our friend Pakdayton, after being ROFR'd she was unwilling to go thru it again so purchased direct from Disney. It seems their plan is already working.
 
I just can't get it out of my head what a previous poster said ...ROFR meeting on Tuesdays. If this is still true, let hope someone finds out soon (I know it is too soon for me yet...I figure another week yet, but the more I hear good news the more excited I grow.)

BTW, if we do not pass I think we will either counter-offer or find another re-sale. This will be our first DVC purchase and we already have 2005 points spent (in our minds).

I passed ROFR(just closed this week) at that price at BWV, with the buyer paying MF and closing. If you did the same, you should pass. If not, then buy a new one at 74-75. Its not like it requires any real effort as a buyer. Just waiting.:teeth: I know, easier said than done. Good luck.
 
This thread is getting long...so long I can barely remember who was waiting since when...on what...and so on....

What do you all think of this...at the end of our postings for this thread...we put the date we went to rofr and what we are waiting on.

of course if you would like to keep that info to yourself...that's okay too, but I thought it would be nice to keep up on everyone.

We are waiting on a 175 pt BWV contract. We offered $75 ppt. Seller pays Mf's on 55 remaining '04 pts, we pay closing costs.

The contract was faxed to DVD on Friday, 8/27, and they called owner on Mon to let him know they have it. This is a private sale, not through a broker.
 
I talked to Pat at the timeshare store and she said she has only heard on ONE contract this month (it was submitted in July). Disney has been taking a very long time to let people know either way.

She also said that they also usually hear on Thursday so hopefully this Thursday will bring at least some news.

My fear is this, that Disney is going to buy back the cheapest of every lot. If the last lot (July) had a low of 68-71 for Dinsey properties they bought them back.

This round it seems 72-74 will be the "low" contracts. This will continue until Disney reaches a point where they won't want to buy anymore. Maybe that is 71 maybe it is 80, who knows.

The reason we will quit after this one is that we are not willing to pay any price to get into the club. We will let it slide and maybe take a look again in the future. We have already moved from a $70, 50 point contract to a $73, 150 point contract. I'm not chasing prices on this.
 
We went to Disney on Monday August 9th and heard back that we'd passed on the Wednesday the 18th. So, if Thursday is the "day of choice" for Disney then that means that we would have had to go to Disney by Wednesday the 11th!

Personally, I don't think we'll ever figure out the method to the madness. I adopted the attitude that if it was meant to be, it would be. If not, there were better things ahead.

I was going crazy and it only took 9 days from the day we went to Disney. I really feel for you all that are still waiting out there.

We have just begun discussion of selling our DVC timeshare :( We are looking to purchase a second home and to own both is not smart at this time in our lives.

I have read through the thread and boy is it confusing. There doesn't appear to be any rhyme or reason to what DVC is buying back.

Loaded contracts are selling at ballooned resale prices. I am quite surprised.

Anyways, I just wanted to thank you all for sharing your info. you are helping with our decision making. :D
 
It's unfortunate to see some people here focusing so much on getting a good deal that they risk excluding themselves from a true value.

I think it's important to keep in mind that the difference in your buy-in price, be it $69 or $99, is a very small portion of what your DVC contract really costs. Like maybe 5%. Now compare that amount to the percentage of savings off current and, even more importantly, inflated future rack rates. Just seems rather trivial to me.

Thanks for posting that Anne:hug: and keeping us in your thoughts. No news yet today...but it's still early. I'm getting this sinking feeling that we won't hear until after the holiday weekend.

As for what we're going to do if this one fails....I *think* we're going for another resale. I see some very nice contracts out there now, so if Disney is snagging my contract I wish they'd do it TODAY so I can grab another one LOL :rolleyes: .
