I have one that I based on what seemed to be the best features of several I saw. Worked for me when we rented before buying once.

1) Just remember, that the contracts are "feel good" items.
2) They are seldom truly enforceable.
3) Although they carry legal weight.
4) It would cost too much to litigate.
. . . you would have to litigate in the offending person's state and county
. . . travel expenses to litigate are not reimbursable in Small Claims Court
. . . lost time or pay to litigate is not reimbursable in Small Claims Court
5) In the end,. renting points is a matter of trust on both parties.
