Another ROFR question

OK, I know I am obcessing a bit!! When everyone is talking about a per point rate for rofr are they figuring in total cost or just your per point offer. Does it include closing and maint. fees for the remaining points.

I was just about to type that same ?. I too am going nuts awaiting a response!

Do you think the said $72 crest is for point only or do you think they then must add in closing, which is a must because they can't waive, and then the agreed % maint. fee.

This could bring the overall pp price up some.

As I mentioned before, I too am waiting. The cost per point is reflective of a lot of factors: points remaining in the year, borrowed points, has the taxes and dues been paid, doew the buyer or seller pay closing costs, etc. The better these factors are, the higher the seller can go in asking price and still be competitive in the marketplace. Both buyer and seller have to look at the total package when comparing with other resales on the market.

I agree with you totally. Surely they have to weigh everything. I sure hope so. Our contract is for 200 no banked points, 87 left for 02, 138 for Oct. 03 and 200 for Oct. 04. I am hoping they see the no banking and only 138 for 03 as negative in their favor!! We are paying all closing and prorating the maint. fee. It is at OKW with an Oct. use year.

Is the ROFR more likely with certain use years?

How long have you been waiting and what are the stats on your contract?

Had I known then what I know now about the apparant spike in buy backs, I would have offered more.

The actual price minus closing and the like is the main factor. Still, all you can do is make an offer and take your chances.
