The management fee is the fee paid to DVCMC for providing management services to the association according to the property management agreement.

Member activities are the cost of the quarterly member newsletter, annual association meetings and printing and postage for association legal mailings, cost of member recreational activities and events at the resort.

I believe that the major differences between what you may experience with condos and DVC are that DVC is responsible for interior fit and finish, furnishings, appliances, housewares, and linens. DVC provides transportation to/from the resort to destinations on WDW property. DVC provides housekeeping services. Condo associations do not provide or take the risk for these items, therefore their insurance, operating and capital reserves are going to be substantially lower than for a timeshare.
 
I'm making a guess here, but I think member activities include the cost of providing the weight room, boat docks/rental, Kids activities, free video rental, pool towels, surry (sp?) bikes and stuff.

Management fees, I think, partly, would include reveiw and design of annual points charts (since they change a little with the holidays every year), and to pay the salaries of management (like the Disney VP in charge of DVC, member accounting salaries, etc.

There may also be income listed for these items to offset some of the loss for Member Activities, I don't have my budget handy.

Rather than over analyze the budget, you couldjust compare what a 2 bedroom would cost in actual point costs + dues, compared to 2 deluxe rooms. That shoudl give you an approximation...plus remember that a 2 bedroom unit is MUCH, MUCH nicer than 2 delux rooms. And if you're inclined to actually use the kitchen, figure in the saving in self prepared food vs WDW restaurant food.

the Detail on annual dues, was so interesting.
 
The only thing I think was overlooked was bus and transportation costs. These are handled by each individual resort. Costs would certainly be different for each.
 
I think it would even be useful to Disney if they *asterisked the dues somewhere in the offering and briefly laid out the costs involved. Do they do this in the contract materials they send? I remember when I first was looking and I saw the initial numbers, I was astounded, but this thread has put it into perspective--at least enough to someone like me who needs to justify those costs!

Plus, it looks like Disney's costs are not very much higher, if any, than other resorts that don't offer the same flexibility.

Great thread! I am paranoid about dues, so much so, that it took me a while to even look at DVC.

Did I miss where someone mentioned utilities? In a condo, you usually pay (at least in Florida), your own water, electricity, trash/sewage, phone (I know, the rates are astounding, but it is free to call around Disney property, and that has to count for something, right?), and hot water, etc...

Diane, as I came back to this thread I was thinking "transportation" -- we didn't mention that part it plays in dues. I was glad to see you already brought that up.

Our dues are not just paying the costs for the unit, they are paying towards the total DVC resort experience from the landscaping to the MS person who books your rental car.

Also, you aren't paying partial dues based on what your points can rent, i.e., one week of costs for a 2 bedroom. You are paying the actual costs for whatever real estate percentage of your DVC resort that you own. This is what you buy. The points are just the method by which you make your reservations.
 
The breakout I posted came from the 2002 Annual Meeting Notice. As mentioned earlier, the Member Activities includes the printing and mailing of the quarterly newsletter, the annual meeting notice, legal notices and the member recreational activities and events at the resort.

disneycrazed139, I am sure you could get a copy of the budget for any DVC resort from your DVC guide before purchasing. If you are buying resale the real estate agent should have a copy.

lurontravel, the utilities figure was listed. $ 1,328,048 or $ 2,501 per unit since OKW has 531 vacation homes.

I always find it interesting how much it costs to operate the resort. For example 14.7% of the dues goes to WDW Transportation to provide the busses and the boats to DTD. I would never have assumed that Transportation would be the second highest cost for the association.

Actually, the Transportation costs for OKW are for buses alone. The boat to DD comes from the resort recreation budget and is paid for by the resort itself (from dues). That boat is not part of the WDW Transportation system (like the Friendship Boats at Epcot/MGM), it is paid for solely by the OKW recreation budget.

The OKW/DD boat requires 2 boats and 2 drivers for 10 hours each day.
 
The last two posts about the Buses and the boats cost at oKW, that are part of the annual dues, for OKW owners, is so fascinating

I was surprised it was #2 cost of annual dues

I have another thread, about negative things I heard last week, from people about buses, from boardwalk villas and several peope commented that they do not use disney transportation and rent rental cars.

which is fine, but they are definitely paying for that DIsney ptransportation in those annual dues
