How air annual dues determined? I know some of the basics. Example Animal Kingdom is the cost to feed the animals a factor? Or SSR & OKW are dues paid for the boats to Downtown Disney?
Annual maintenance fees are based on the actual costs to maintain the resort.
For all resorts, most of the costs have been negotiated with other Disney divisions (especially at WDW). Transportation, housekeeping, laundry, maintenance, Front Desk, MS, etc. are pretty basic costs shared by the owners at that resort.
Some resorts do have some expenses unique to that resort - like AKV with the expense of maintaining the animals, or BWV/BCV sharing the expense of the EPCOT/DHS boats. BLT and VGF share costs for the monorail, bus and boats, VWL has expenses for buses and boats.
The boats to DD from SSR and OKW are not part of the budgets for those resorts as they are paid by the DD merchants.
All of these expenses are line items in the annual budgets and typically amount to pennies per point.
