Annual Dues Info Posted


Mine are slightly less - $20. Not sure if it's VGF or BWV as I'm just looking at the line item in my Jan budget.
 
Went back and made some calculations. My VGF was definitely lower than projected by $50 and BWV was higher by $32.

ETA: Both adjustments were due to property taxes for 2024 - there is a credit for VGF and a balance for BWV.

Looking higher than estimated at Beach Club at about $9.39/pt if my math is right. It's nice that both VGF and RIV came in lower than expected though :-)
 
BWV and AKV both have higher per point dues for 2025 than the amounts given in November 2024 and voted on at the annual meeting, both the result of additional property tax amounts for 2024 caused by a shortfall in the oringinal amounts estimated, and actually paid, in 2024. For BWV, the per point cost (using numbers closest to nearest cent) went from $9.06 to $9.21, and AKV $9.65 to $9.73

Gah apologies but something I’ve been meaning to ask, do dues need to be paid by 31st January or 15th February to avoid penalties and not be classed as late etc? I’ve always done by 31st January but another couple of weeks would actually be helpful. TIA y’all!

Feb 14th is the last date before penalties kick in!

But to officially be up to date does that mean by 31st Jan? Sorry, really basic questions! If no impact to paying in full after 31st Jan but before 15th Feb then that would actually be super helpful!

What does "officially up to date" mean?
If it means "paid" then yes, you have to pay to be up to date. ;)

The due date is January 15th but they don’t charge you a late penalty until Feb 15th.

So, they give you that 30 grace period to pay late
 
Yeh, I had over $250 of additional property taxes to pay across my resorts. Hopefully they have estimated more accurately this year.
They estimate as best they can, but the taxing entitites don't determine the tax rates until later in the year, and the assessed value can change, too, between DVC's estimate in November 2024 and the actual taxes being determined in late 2025. So at best it's an educated guess.

Sorry yes 15th Jan! So paying early Feb won’t affect any exiting bookings for April that have used borrowed and banked points whereby dues are technically late? (But will be paid early Feb). Thanks.
