Annual Dues for December Contract

When you buy direct from DVC they pro rate the dues, so if you buy a direct contract in June this year for example, you would pay 50% of the annual dues irrespective of when your use year was.
Resale contracts tend to treat dues differently & generally ask for reimbursement of the entire amount of current years dues if the contract has current years points. I’ve seen listings saying no dues reimbursement - generally late in the year, & less often I’ve seen listings asking for reimbursement for dues on banked prior years points. Who pays what MFs is negotiable, an owner may prefer a lower price per point + more MFs reimbursement because they want to reduce their gain on the sale for tax reasons, w/ a foreign seller more dues but lower sales price will reduce the amount of FIRPTA w/held by the Title Co.. Note if a seller pays their dues monthly they may still owe dues for however many months of the current year are left.
Regarding international sellers and FIRPTA, the person to ask for information/verification about that is your Title Co. agent.
 
Silver lining is the chances of it getting ROFRed have possibly decreased since you were worried about it.
The sentiment of what gets ROFRed is its a drunken monkey as some people have called, but if they have to pay for 2024 dues and the Fidelity fee, they might pass
 
UY is something that is a very hard concept for many to wrap their brain around. Me included. I read so many posts and had it explained to me and I was still confused. (I have a Dec UY which is what some say is the hardest to figure out) I watched at least 8 different you tube videos from different people explaining it. Having different people explain it out loud with graphics helped me immensely.

Also, I watched so many videos before I decided to take the plunge so I knew exactly what I was getting myself into.
 
Well considering this was www.fidelityrealestate.com response to my questioning it, you can see why someone wouldn't know this...I haven't bought direct before so I had nothing to compare it too...

Yes, if you didnt want to pay them you would have needed to negotiate that in your offer. Many do it. It is honestly one of the better ways to obtain contract cheaper imo. Sellers have already paid that money and it's gone. So it tends to be more negotiable than lowering the price per point.

Yes I've been on YouTube several times watching the "is two different uy worth it" videos breaking it down. And I totally see how the December uy is a headache, but now that I get it (the akv one will always be behind the BLT, bank by July and September, I think I'll be just fine 😆) I think I'm actually going to watch more videos now that you mention it just to further drill it in my head 😆

I drilled it so far in my head it's now easier for me to compute my Dec UY than my Feb UY. I still have to get clarification from my husband on my Feb at times.
 
You should update your string to show the 2024 dues you’re paying to more accurately reflect the contract price.
I tried that from the start and it wouldn't let me. Obviously I'm not trying to mislead or i wouldn't have announced on here that I'm paying 2024 dues

What do you mean it wouldn’t let you? You can enter whatever you want in the string. Someone the other day accidentally had an extra 1 so it looked like 111k instead of 11k I think.

No one thinks you’re trying to mislead, but peoole research price on these threads and having it as accurate as possible is helpful.

Please see attached. This is what I mean. I'm getting an error message when I tried before to add both annual dues from the start, closing costs and the listed price. I just tried again and got the same thing. If I am doing something wrong here let me know.

Just edit the string data with the 2024 dues added in to your total cost when you post.
 
I know you are trying to give good advice, and I agree that what you are saying is logical and rational, but in the end cognitive bias is extremely difficult to overcome with facts because the limbic system that controls emotions is so much more powerful than the pre-frontal cortex that controls logic.
Is this how I ended up with 1,000 points??? :crazy:

Hahaha I was literally thinking about that the other day and trying to remember what your name used to be!
 
I try to think back to when I first got bit with the DVC bug and how annoying I must have been (many… including my wife and kids….would say still am). I’m thankful to those that tolerated and continue to tolerate me.

My philosophy is to try to help others so they don’t make some of the same mistakes I did by giving candid, sometimes unpopular, opinions…. but at the end of the day they are going to make their own choices and the only thing I can control is my own actions and my own attitude.

Just trying to play peacemaker here.

Sandi told me once that if someone is bothering me to the point that my responses border on being rude or snarky that it’s better to just “Ignore” them.

I try not to do that because we are a niche little group and the diversity of conversation and opinions is part of what makes it interesting.
I'm thankful for people like you as well! 😀
 
Not a fan of people that have to point out every little thing and degrade people. This will be my last response to her, I've wasted enough time on this stupidity, sorry to all who had to read this unnecessary drama.
