Am I in trouble?

with my purchasing timeline....

A little backstory -

I have been researching DVC for probably the last two to three years. We have been off and on about purchasing ourselves or to just keep renting. We finally came to the conclusion that we were ready to do so and it made sense with all the travel we were planning in the next few years. We started looking at resale sites and found a contract which within 24 hours we had an accepted offer and signed agreement. (our broker has been great with communication and getting things done asap - no worries there)

Now here comes the problem, there are 150 banked points on the contract that have to be used by July 31st. This was fine with us as we hope to travel in June. For our June trip, we don't expect to get Beach Club but hopefully Poly or at least general availability at a WDW resort. We are also potentially open to a split stay. We also regularly go in early January to the Beach Club (home resort). The closing date per the agreement is March 14th and then potentially another 2-3 weeks for Disney to create our membership number and load points which puts us into early April. Again, all of this is also hinges on things going smoothly, ROFR not taking beyond 30ish days and Disney not taking beyond 3 weeks to create our member number and load points.

We are concerned that by April, June availability will be slim and also concerned that at 9 months out we may struggle getting a Beach Club Studio reservation for a week early January. We do have enough points in January that we could book a 1 bedroom BUT we hope to only book a studio so we can also book a short 3 night in November and potential another trip in June 2022.

The more I crunch numbers on our timeline and think about this all lining up, I am worried we may have shot ourselves in the foot and have too high of expectations for this to all be closed and points loaded within 67 days from signed agreement/sent to ROFR.

Are we expecting too much? Are we in trouble with our timeline?

I think your timeline is a little ambitious. My most recent purchase went from accepted offer in early October to points in an existing membership in late December. And if you're new to DVC, there is the added step of Member Administration creating your account, which is something that I didn't need to wait for.

That doesn't mean that you won't be able to book something for June. It's not likely to be a BCV studio and you might need to do a split stay between a couple of resorts.

January is a different story. A lot will rest on whether the marathon will be run, but BCV owners will be likely to book up the studios quickly in anticipation of it going off that weekend. And you have MLK weekend, which tends to book up early. You have a better chance of getting your BCV studio if your points get loaded before the 7-month window opens for non-owners.

My advice is not to stress out over two trips. You purchased DVC for the long term and you will have your home resort advantage for future vacations. Just go with the flow for now. There's nothing that you can do to speed up the process, so don't worry about something you can't change.
 
I was concerned about the same. I ended up buying direct, was just faster and got the res we wanted for June and I wanted to buy min points for the benefits of the direct sale. If we add it will be through resale. Good luck!
 
In the world of COVID-19, anything is possible, but Beach Club is very popular so I would suggest mentally preparing that while you may be fine to get a reservation in June, you might have to consider a different resort. However....things change all the time with availability right now. I do not own at Beach Club and usually it has been very difficult to get rooms there. I booked an April reservation back in December for AKL and waitlisted BC. My BC reservation came through 24 hours later. Then last week, Southwest changed my flights, so I needed to change the dates of my trip; again BC was not fully available for the new dates; so I pondered what to do for a couple of days and concluded that I'd go back to AKL....by the time I sat down to edit my reservation the new dates were open for Beach Club. My trip is just over 70 days out and I was able to get what I wanted. Again, in the current state of things, anything is possible, but at worst - you get a trip to Disney at a different resort. :)

Thanks for you realistic view and kindness. We figure with June we wont be at BCV, more like Poly or Saratoga or split stay between two resorts.

If you are flexible about where you stay in June you should be fine as I don’t anticipate that travel will be booming yet with COVID still and issue. You should be able to find something in January too at 7months if you any find your exact fit when you close at your home resort. It will give you a chance to enjoy some of the other DVC properties and then once you have the opportunity to book 11 months out you enjoy your home resort.

So happy that you got the resort you wanted! For me it was the Poly - but the rooms are not as difficult to reserve there:). In November, we went to OKW for the first time as that was all that we could get at that time for the points we had. I wasn't super excited about going to that resort, but ended up loving it and added on a small direct contract two weeks after I got home. I don't know that I'll book OKW a ton, but it was a great price for extra points that I wanted and if I were to get "stuck" staying there, I'd be super happy as the rooms are great! Hopefully your contract will speed through the process. Welcome Home!
 
Lots of cancellations happening, so I agree with OP's don't stress out too much over it. I've recently grabbed four different reservations from this month through June at various resorts using different tactics like stalking, checking at all hours (4 am) and waitlisting. Amazingly, I've been able to get those four reservations landed!

If you are flexible and lucky, hopefully you will be able to get something suitable. Welcome to the fun of DVC Membership!

In November, we went to OKW for the first time as that was all that we could get at that time for the points we had. I wasn't super excited about going to that resort, but ended up loving it and added on a small direct contract two weeks after I got home. I don't know that I'll book OKW a ton, but it was a great price for extra points that I wanted and if I were to get "stuck" staying there, I'd be super happy as the rooms are great! Thanks, We knew that Beach Club was a priority so that is why we grabbed this contract. Now just hoping to pass ROFR and for a quickish closing!

I also fear as we try more resorts we may add on! Eek that feeling is real!
 
Here is the thing. Until you have your points and can book, it’s really something you need to try not to worry about.

What is there today can be gone tomorrow. However you also may have people who cancel closer to travel and you could get what you want!

This is why we don’t allow owners to post any real time openings since it changes so frequently.

I just booked June last Tuesday and got rooms as our 2nd choice. and was not expecting to. Today first choice showed up!!!

I will say given Covid this year is the best in terms with last minute changes!!! Good luck!

What is there today can be gone tomorrow. However you also may have people who cancel closer to travel and you could get what you want!

This is why we don’t allow owners to post any real time openings since it changes so frequently.

I just booked June last Tuesday and got rooms as our 2nd choice. and was not expecting to. Today first choice showed up!!!

I will say given Covid this year is the best in terms with last minute changes!!! Good luck!

We are in a similar situation since we are hoping to take my daughter for a surprise birthday trip 5 months after we are supposed to close - I went ahead and made a back-up cash reservation that we will plan to cancel if there is availability to use our points. If there isn't, we will rent out the points to offset a good portion of the reservation. Might be worth doing just so you don't feel like you get backed into whatever happens to be left

I think you will be fine at the very worst you might have 1 or 2 nights in a 1BR and the rest of your stay in a studio.

Lots of people are booking June right now thinking "everything will be normal". You just need to put in the "work" and keep checking as people cancel leading up to your dates you will be staying.
 
Was there a reason for the March closing date? Can you contact the broker and ask for that to be moved up? You would think the seller would be agreeable to close sooner given that there are points that must be used by July...

I am still waiting to pass ROFR. My guess is if we pass sooner, they would move that date up. It states that it would close before March 14th unless for good reason.

On that note you are correct. I'm soo amazed that there are still 1 bedroom's available in December at BWV on Feb.7th. Who would've figured?
