I have been following the DVC rent/trade and vacation club boards for some time now, and I have a question for you folks. My extended family and myself are planning a "Magical Gathering" for the last week in January of 2005 and we would like to stay in a Grand Villa at OKW. Since I have read that these are not easy to get, I thought I should start early to try to rent points from a DVC member and hopefully that person would be able to get the Villa at the 11-month window if OKW was their home resort.

I have always paid for my regular Disney trips by sending installment payments to Disney until my trip was paid for ahead of time. I was hoping to do something similar with renting points, i.e., pay a deposit at the time the reservation is made and then make installment payments on a regular basis until the rental fee is paid in full (but well before 30 days out from the date of my intended trip) - and I am expecting to have a signed rental agreement in force during this time. I have been reading some posts recently where DVC members are asking for half of the rental fee up front and the other half after the reservation is made, which is not something that I would be able to do. So, here's my question: Has this become the "norm" for financial dealings when renting points? Would any of you who are DVC members rent points with a financial payment situation such as I outlined above (or have you in the past)? Or am I just wanting something to happen that won't happen and therefore I need to just give up this whole extended family gathering idea?

Well, I am not looking to rent points... I use all of mine. You would probably be better off posting this on the rent/trade board to see if there are any takers.

Personally, if I had the points to spare, and assuming you'd be booking and starting payments at the 11-month window, I wouldn't have a problem with it. Especially since I still have true control of the points. Also, it would depend on my use year banking window, if I had to cancel your ressie, could I bank all those points in December or January.
 
Your way of paying sounds very reasonable to me. I know that I would feel fine renting to you with that kind of payment schedule. I am currently renting some of my points out and am only requesting 10% down with balance due a minimum of 31 days before the trip.
 
I just did my first rental. I asked for 10% after the ressie was made and full payment 45 days before the trip. I don't know if that is normal or not but with my use year it wouldn't effect me if they had to cancel early. If it were me, I wouldn't have a problem with it since you would be paying every month but I don't own OKW.

First off, it won't be terribly hard to get an OKW GV for January 2005. OKW has a lot of them, and January isn't the busiest time. So you shouldn't have to stress out over that.

I don't think you're being unreasonable, so I think you'll find someone to agree to your terms. A lot depends on the use year of the person you're renting from. I have an August use year, so I can bank 100% of my points up until 1/31. So as long as you canceled more than 30 days out, it wouldn't hurt me. And by that time I'd have all of your money anyway. So it would help me.;)

From my perspective, it would be more of a hassle than a cash flow problem. The one time I rented out my points, I asked for 50% now, and the balance 45 days before the trip. There were two people that needed "prodding" for both payments. I'm just a guy, not a business, and I don't go to the bank unless I can help it. So regular installment payments would just be a hassle.

But just post your terms on the Rent/Trade board when you get to the 11 month mark. I'm sure you'll find someone that will be happy to deal with you. One thing that's in your favor is that a GV takes a lot of points. When I rented my points I mostly dealt with people that wanted 50 points or so at a time. It would have been much easier for me to just have a single large transaction, like yours.

When I rent points I ask for 25% up front and the remainder at 90 days out nonrefundable. I suspect you can find something you can live with this far out. Good luck.

I have ample OKW points for your January 2005 vacation and would be happy to discuss terms you could accept. I would provide you with as many points as you need. Renting from one owner rather than patching together a reservation from two or more owners would likely simplify things for you.

My standard terms are 50% initial deposit due when you get the original confirmation on Disney letterhead with balance due 45 days before check-in. All payments are non refundable. I use a rental agreement that clearly lists each of our responsibilities.

I could easily modify these terms to 10% deposit due when you get the original confirmation on Disney letterhead and balance due 45 days before check-in date. Payments you make after the initial deposit would reduce your final payment. All payments are non refundable.

There are many owners who rent out their points for many reasons. I am sure you can find a few owners willing to rent you the points you need with those payment terms. Just to give you an idea of why some people may require immediate payment, is take me for instance. I have rented points, but I only rent what I have left over from making my vacation plans. Then rather than letting the points sit there, I rent them so I can use the money for things I have to pay. Bills, cash on our trip, ect. So my terms are pretty strict for payment, only because I have a direct purpose for why I am renting out the points. If I were just renting out the points and putting the money in the bank, then I would be fine with an "allotment" type payment situation.

I am updating my original post to let all of you know that I did rent points for this vacation from Denis B., who posts here as DBBN. We recently returned home from our trip and everything was superb. I had no problems whatsoever, although I admit I was nervous when I started the points rental process. Denis was completely professional and very easy to deal with - he put me at ease by providing not only his e-mail address, but his physical address and phone numbers so that I could contact him at any time with questions or concerns. He provided a rental contract which I felt protected both of us, and helped me decide what requests to put on the reservation so that my dad's health issues would not create a problem. He corresponded with me frequently, letting me know when my reservation had been made, and even calling day-by-day at my request to make sure I got a grand villa when I wanted one. He mailed the confirmation to me, and then continued to communicate with me - he made great suggestions (some of which I never would have thought of) to make sure my family and I had a terrific trip.

I trust him implicitly and would not hesitate to rent points from him again, especially if I needed a large amount of points for an extended family trip. He was wonderful to work with and I thank him from the bottom of my heart - the memories I have of this trip will last a lifetime. Thanks, Denis!
