Most members who are selling set a price that they think will be attractive, yet leave them with something after the commission is paid. Many work with the selling agent to set the price.

For you to throw out a lowball offer without any real effort is rude.

People selling their homes do the same thing, sit with their agent, establish a price that nets them some profit after commission is paid, but I don't know anyone who pays full price for a home, and if I did, I would want them to buy my home. :thumbsup2

I think people are getting mean. I'm sorry if you would be insulted with an offer $15 lower than asking per point, it doesn't mean someone else will. Or, that I am in anyway wrong to do so. There are tons of contracts out there. Maybe after March 20 the point price will drop substantially in which case I overpaid. No one knows.

It's a BS offer. Did you offer the car dealer 25% less than the sticker? Did you offer the house seller 30% less than their asking price? I seriously doubt it. That's what you are doing here. Why not just buy some timeshare that trades into DVC for $1 and get your money's worth?
 

An insult would be someone saying that someone is an idiot for making a certain offer, or saying that someone is an idiot for not accepting a certain offer. That is what an insult looks like. The actual offer, and the actual declining of the offer, are not insults. They're just natural parts of commerce.

I have to say YES! I actually not only offered not 25% but 29% less than the sticker on my Audi and YES it was accepted! I have the sticker and invoice to prove it. I could care less either way if it was accepted or not, so made an offer, we gave the price and that was it, no haggling up or down, a take it or leave it offer and they took it!
And with all this snow we are getting this year I LOVE my all wheel drive!

Now, those who want a certain price and won't take anything lower..........well, they don't really want to sell and figure if they don't get their price, they'll keep it. Fine.

I've bought places at list price BUT I usually tack on something MAJOR. for instance, where I live now, when we bought, it had an old barn filled will junk. Offered asking price BUT they had to clean EVERYTHING. So, I saved money AND headaches.

Now, for DVC, when we put in our offer, we will be offering less. Just as if I were selling, I'd price it higher than what I would ultimately take.
 
Ok so let's stop calling offers BS and the like and play nice. jupers you did start out on your first post saying , " What If I Offer $15 les than the asking price",of course some people are going to get upsst with that question.

What i have done with the contracts I"ve negotiated is, look at what things are selling for and getting thru ROFR, seeing what's being asked ,and making a fair offer that both parties can live with.

Just remember what goes around comes around.

I just want to make a quick comment on a couple of things that have been said about the brokers' roles -- one being upset with a broker for submitting a low-ball offer, and another saying a broker seemed willing to submit whatever the prospective buyer wanted.

If I'm not mistaken, in Florida, real estate brokers are required to submit ANY offer. It is not the broker's job to decide what the seller will, or might, sell for -- nor is it the broker's job to tell the buyer what to offer.

With DVC, the more experienced brokers -- like the Timeshare Store -- may very well have a better handle on what will be successful, and there is no problem with asking what they think. But I'm pretty sure, they are mandated -- either by law or by professional ethics -- to submit all offers.

I'm sure some owners would get "insulted." I would not.

But neither would I consider an offer like that a serious offer. I also would not consider an offer like that a basis to start negotiating. That would be a prospective buyer that I personally would not want to do business with, because I would not trust their sincerity/ability to go through with the transaction.

Deb has given you two examples where non-serious buyers made offers they had no intention of going through with. I had two similar situations -- one buying and one selling. So, if I were selling in this environment, my real-world experience buying and selling DVC contracts would tell me to be looking for a buyer who was going to be a legitimate partner in a business transaction.

Yes, there are a lot of contracts of varying value on the market -- but there are also a lot of sales being completed, which means there are a lot of both sellers and buyers.

The March 20 change transformed a buyers market into a seller's market, IMHO. Prospective buyers who want the FULL benefits of DVC ownership have two choices:
  1. Buy resale NOW at a reasonable price and save thousands of dollars...or
  2. Buy direct after March 20, at a much higher price.
For sellers, my advice is to look for quality buyers. With the looming deadline, a seller really can't afford to agree to a contract and then have the buyer jump on the next contract priced ten cents per point lower. Prudent sellers should really have their antennae tuned to weed out those kinds of "buyers"...IMHO.

As Carol says, YMMV.
 
That's correct JIM. They are suposed to submit whatever offer you give them,even if they DON't agree with it. And yes, that is BY LAW>

There is NO problem with your post or asking. NONE.

There has been a bit of difference of opinion. so what, who cares. We don't need to agree on this board all the time. Every post in this thread has been appropriate and considerate of others in word and tone.

It was 310 points OKW, Dec UY, 620 points for 2010, 310 points for 2011 and onwards. Price was $50/point and buyer pays closing and 2011 MF.

Good for you, seems like the seller doesn't go to Disney much anymore. Nice contract and nice price
 
Well, I got an offer accepted today. Just have to pass it by Disney. 142 points. I'll tell the price if it makes it through ROFR.
