Almost Ready to take the plunge! Help!

They are based in Orlando Florida on International Drive.

On Friday Jan 28th I made offers on 3 seperate contracts they had. Fidelity (Sharon) got back to me on Mon Jan 31st with the one seller that was still interested. We negotiated back and forth and came to an agreement on the price. Got the paper work on Feb 01. Returned signed paper work by email Feb 01. Was submitted to Disney on Feb 02 for ROFR. So things moved along pretty fast.

Nice and quick, are you talking yet, or are you waiting to hear from Disney first? GOOD LUCK TO YOU!
 
We are using Fidelity as well, and are currently in ROFR on a 150 point BWV contract. $50 pp, we pay 2011 MF's. The contract has back points as well...it even has 2009 points! I sure hope it passes.

WOW!!! What is the UY that you have 09' points to use? I"ve been dealong with Sharon over with Fidelity as ell on a 25 Point contract for SSR . We tallked last Fri. She sent the contract on Mon. Tues i sent it back to her and she called me back the same day to tell me it was sent to Disney for ROFR. To me that was fast and it's been great dealing with her.

I think if you want a bargain, offer a low price. The worst that can happen is they say no and you move on to another contract,, there is an endless supply of them. If they get insulted who really cares..?
There are not actually an "endless supply" of resale contracts which are worth buying. If you look at them one-by-one -- as you would if you were actually a prospective buyer -- you'll find that a LOT of them have no current year points, and a reduced number of next year's points. There are a number of contracts which don't have their full allotment of points coming until 2013!

So yes, there are a lot of listings on websites, but the listings you might really want to buy are more limited and quickly snatched up.

As far as "insulting" the seller, I agree. If anyone gets insulted by a low-ball bid, they're just too sensitive. This is a business transaction, and obviously the purchaser is going to try to get the best price they can...as is the seller.

But prospective buyers should also be aware that the sale/purchase of a DVC contract is a two-party transaction. Especially where time is of the essence - as it is in this pre-3/20/11 environment - a seller is not only going to be concerned with the selling price, but also the likelihood that the other party will be able to CLOSE without undue delay. No seller with any sense is going to waste their time with tire-kickers.

Over the years, we've seen dozens of prospective buyers lose contracts that would have been perfect for their families because of a $200 difference in initial purchase price.

And honestly, people looking for bargain-basement prices are probably better off waiting until after 3/20. It's likely that prices will be better then.

Did you get that contract towards the ending of January? I saw one and by the time I called, Rachelle said it was sold.
 
You may also want to keep in mind if you ONLY going to use your points at DVC resorts, that's where you maximize your points purchase. Using them anywhere else uses them up quickly. Exchanging with RCI resorts don't necessarily give you the same caliber choices as DVC.
HOw often will you use your points Outside of theDVC home resorts ? If your primarily going to purchase them to stay in the Orlsndo resorts, then you may just want to wait until you see a listing you like in both price and points regardless if it's before or after 3/20.

The March 20 deadline really doesn't concern me too much. I'm buying points to use in WDW, DL, Hawaii, HHI and VB. However, if I manage to get in before then and have those other options available great.

I dealt with Rachel at Fidelity. She seemed willing to put in any offer, even if it was really low, even though another broker I spoke with definitely didn't have the patience for me.

Since we don't even plan on going to Disney this year I don't mind a stripped contract, I'm also willing to just place offers for the next year till I get the price I want.

Honestly, I wish I could just offer someone what they're asking, but this is a luxury for us. I'm not saying I can't afford it, but I'm making sacrifices to do it. However, 30 years of family vacations is worth it for me. I'll let you know if anyone accepts my offer. LOL. You guys are great and I can't wait to get a welcome home!

I am dealing with Rachel at Fidelity. She is really nice, but not super quick to get back to you unless she is closing a deal. Not surprising. But still, very sweet.

The UY is June, which works for me and the times I travel (summer).

I was shocked to find the '09 point contract as well. I think I called Rachel one day and asked her if any new listings came in before they went on the website. Lo and behold, she had this one on her desk. Most agencies don't operate that way. It's, "get on our distribution list and you will know the new listings as soon as we do." Feh. I like the Fidelity way! :lmao:

I think what Jim and a few others are saying is be reasonable. We all want a fair deal ,but no one will take you seriously if they think you're " A Bottom Feeder."

No one....except the sellers who don't owe anything, have gotten their money's worth and are anxious to sell. Those might be few and far between but it sounds like the OP is willing to wait to get what she wants.
 
To the bottom feeders who sign a contract on numerous sales out there - if your contract is accepted and you decide not to purchase because another one came through that you really want, you will lose your deposit. I gained two deposits (well, half the deposit; the other half went to the selling company) for two sales that did not go through when the buyer backed out.

What i think other people are saying ,and i agree is,if someone is asking for X amount of dollars a point, then don't insult them by offering $15. less and expect a reply. Look for the low asking proce contract.

Well, I agree it's a waste of time. But it's not an insult. If I list a contract and then receive an offer of $15 per point less than my asking price, I will not be insulted because it's not personal. I will, however, be irritated for the buyer and broker wasting my time. But that's not the same thing as being insulted. Now, if my best friend knew I listed it and they low-balled me, THEN I would be insulted. See the difference?

Where I work, we have an electronic bulletin board where people list personal items for sale. I aggravates the stew out of me that no matter what I list and no matter what price I list it at, someone will always contact me and ask if I'll take less. Always! And usually within a few minutes of me posting the ad. So I've started listing the word "firm" on my ads and that has helped some. But if I list something for $50 and a co-worker asks if I'll take $40...I always say, "Not yet, but I'll let you know if I change my mind". They have every right to ask and I have every right to decline. But after the ad has been there a few days, I don't mind someone making a lower offer. By then, I might be more willing to consider it.

I personally think the OP will tire of the "offer rejected" responses after a while and will probably start offering $7-10 per point below asking price. That's still a low ball offer but it's more likely to be met with at least one "offer accepted" response.

And if people's complaints here are they don't like people who waste their time, then I wholeheartedly agree. But if you just don't like the fact that people have the nerve to low-ball, then I can't agree with insulting them with name calling. I don't like what they do, but it's their choice. If I ever sell, I will ask the broker to not call me with low ball offers. If they do, I will pull the listing and go somewhere else. The seller has the power. They are not the victim.
 
I totally agree, bottom line is, it's a TS and many people who own timeshare's and yes even DVC want out for one reason or another. So if you want to pay a certain price, just place your offer and someone will accept it and hopefully Disney will also.

I stand by my previous quote, there are many DVC contracts for sale, someone will be willing to take a low ball offer especially for a product they are paying for and don't use or they need the money for other things.

If someone is willing to sell for a low price then why not>? By the way, I'm seeing OKW points for sale as low as $50 pp, if I can get just a little lower why not. When the person posted he/she got SSR for $47 there were tons of congratulations, no one called him/her a bottom feeder.

Like I said, maybe I don't stand a chance, but maybe I'll blow people away with what a great deal I got. I'm fine with at least trying.

And for those of you supporting me thank you. I'm sure it'll be a while before anything materializes anyway.
