All About Fixed Weeks (RIV/CCV/AUL/VGF/POLY/TOWER/VHD/FWC Charts)

Thinking about adding a fixed week wilderness cabins #39 for 122 points. The discounts on the cabins are substantially higher at 150 points but cabin contract min is 50 and not interested in 172 points total for the cabins to get a discount. Wonder if cabins discounts still apply if we purchase fixed week for 122 points and then say an additional 28 point akv add on to get to 150.
We just purchased a FW at PIT and got the $5/pp discount since our purchase was over 100 points.
 
Is this true? It's what I thought as well. However, I tried to get a cabin Halloween fixed week (week 43) and was told it was sold out. I asked my guide if more weeks would become available as more cabins are declared. Here was his response:

I connected with our QA team this morning, and their response was: "We do not add additional inventory for guaranteed weeks." Therefore, adding points is your only option to secure the week of Halloween other than utilizing your existing points.

As for them being forever sold out of FW, I would generally trust what DVC says in response to specific inquiries vs. the general/shared knowledge we have here on the forums. But I would be very surprised if they were already sold out. In theory they could sell 126 fixed weeks (based on the 35% rule and 360 cabins), but they've only declared ~63 cabins. So if they were sold out, they'd somehow have 2x the occupancy of what they declared.

Maybe they put the 'sold out' line a lot lower than 35% of 360...?

Didn't guides alert prospective members of new FWs coming available for PIT in November during early sales with a new declaration past the original 40 units?
 
I called my guide to today. Guide said with the fixed week option I can add a floating number of points to a fixed week to get to a point tier that I want for discounts. The way guide explained is that if i purchased a favorite week for say 145 points that I could add 5 floating points to get the 150 point discounts. On years I use the favorite week I would just need to remember to bank the remaining 5. I think this is different from what they did with Rivera. With my fixed week there I would have needed to purchase the extra few points to get to the higher discount rate but then the fixed week would just use all the extra points. My fixed week was for 120 points and the next tier discount was at 125 points. I just opted for the lesser discount on that contract.

Guide also said I could also write the cabins contract as two contracts but then 2 closing costs. So for a 122 point favorite week I could do it as 122 points and separate 28 point for cabins but would both need to be for the cabins to get the 150 point discount.

The fixed weeks do qualify for the same discount. My guide mentioned that I qualified for a on site guest discount while I was at Aulani but when i asked about it today guide said it was strictly for on site current guests. Don't remember what that was but I was a little bummed that I missed out on that.

Very curious what deals they will offer tomorrow. I was really hoping to add on some grand Californian points but none available. I guess those are going up $30/point tomorrow.
 
If you purchase, ask if the D23 Gold member discount is still available. I got it last week and it was $500. It’s on top of all the other current incentives. If you’re not a member, you can join for $50.
Thanks. I did join D23 for the extra $500. I wonder if onsite guests at aulani only or all resorts including Disneyland resort typically get extra discount and if so what that is.

This definitely has two major changes.

In the past, topping off a Favorite Week contract for an incentive tier required ALL points to be used on the Favorite Week booking.

Additionally, the Cabins at Fort Wilderness had a minimum 50 point contract in the past so selling a 28 point contract would also be an additional change. Do you know if this is only for Favorite Weeks, or the resort overall?
 
You should be able to 'top off' your fixed week 122 point contract with 28 additional cabin points to reach the 150. I was allowed to do this for my Christmas (week 49) fixed week.
Are you suggesting:
1. Having a single 150 point contract for a FW that should have cost 122 points, or
2. Having one FW contract for 122 points, and a second contract for 28 points to get to 150 points total? Or if the resort's minimum contract size is 50, then 122+50=172

If option 1, then just like PolyRob mentioned, if you ever use your fixed week reservation, it will use all the points for that year. You wouldn't be able to use the extra 28 points that year. That would be one heck of a premium to use that FW, especially at CFW with very high annual dues for every point.

Years ago when I bought my FWs at RIV, I wanted to get to 300 pts total to hit an incentive level. My FW contracts were 130 + 122 pts = 252. My guide knew I wanted to hit 300, and she offered to see if we could get a 48 pt contract approved, but I didn't want to rock the boat over 2 points. I ended up buying a 50 pt contract which put me at 302 total.
 
I may have misunderstood. My guide used 2 examples to get to the 150 point discount. In one example it was a 122 point favorite week with a separate 28 point contract and two sets of closing costs. Second example was one 145 point favorite week with five “floating” points to reach 150 points total and when fixed week used I’d just need to remember to bank the 5 unused to next year.

These were hypotheticals and we didn’t get any further. I ended up getting a smaller amount of points and broke the payment over 60 days so I can have a little extra time to switch to a favorite week prior to closing in 60 days.

I had initially asked about less than 50 points stand alone add on at the cabins and guide said 50 minimum.
 
I'm 90% sure your Guide was wrong about the 145/5 example. If you decide to go this route, read your contract VERY carefully before the rescind date passes.
I agree. It would be a big change in how fixed weeks work if my guide was right. I have a new guide (new to me and I believe also new to Dvc). Makes me a little nervous If I can even still get yesterday prices and incentives if I switch out. Also kind of irks me that I can’t get whatever extra incentive was for on site current guest was. We left on 1/24/2025. Had I known I was missing out on an additional $600 or something I’d have pulled the trigger while we were there. I’m just trying to decide what the best week to purchase is. I assume it was an additional $600 that I missed out on because guide said the cabins effectively would be $161pp with the magical beginnings, d23 discount and other incentives for 150 points. Afterwards it was $165 pp. that too could have been an error.

I commented in a different thread but I do not think you can amend your contract with the old incentives.

You get your keep what you have but if you want more points the pricing has always typically been the new price.
 
I was very specific in my questions but in looking back at emails guide either didn’t give me answers or answered vaguely. I do have a call out to see if I can change my purchase. I also emailed request to do so yesterday but guide had left for the day.
 
Did you end up doing a FW with extra points on the same deed?
I did not. After looking into it a little more I decided against adding on at the cabins. I ended up switching to some poly points and the old price was honored. We hadn’t even signed the edocs on the other purchase yet. Glad to at least have an 11 month advantage at a mk resort. They had grand Floridian available but since it wasn’t available before the price increase it’s the new price so i passed on that. The cabin price per point was so tempting at 150 points but I was not crazy about the mf’s and other additional costs like $70/day for golf cart. It was just a little bit too risky a move.
