Advice - Getting to 150 Direct

This is true but sometimes, by the time you call to purchase, when searching last minute, it’s gone.

Just happened to me…though I had the points but did search instead of modify.

By the time I did, one of my two nights was gone.


Are you able to use OTU points online once you buy them?
 

Question: If you do 3x50 direct from Disney, (1) Can you still get the incentive for 150 point threshold? (2) Do you pay the closing cost once or three times?
Only if you’re already a member. New members need at least one contract of 100.

Edit: I mean you can only do 3x50 if you’re a current member.
 
Closing will need to paid on each contract, and I believe title insurance would be each contract as well.

As far as 150pts, I think 100 and 50 is a good move. As someone pointed out, 100pts is the minimum first purchase for a non-member. So that solves that. But I also think it is just as good as 50/50/50, in that 100/50 still works whether you want to sell off one third, two thirds or all three thirds at some point. Though not as good if you wanted to do that incrementally, or have 3 children you might want to hand the points off equally, etc.
 
It is really interesting looking back and seeing our perceptions vs. reality. The #1 advantage to DVC has been it locks us into a vacation. We all-too-often don't pull the trigger on vacations. We just get too busy and put it off until it just plain does not happen. With DVC it's use it or lose it, and we are not going to lose it. This was especially true in 2020 when everything shut down - that was our best trip ever, and we would have cancelled FOR SURE had we not owned DVC.

That's not too bad since small contracts are usually priced higher per point than larger contract in resale market.. I will probably do this when I get mine direct from Disney.

Ooh, I guess I didn't remember that either. Here I was thinking i may do some 50pt add-ons over time & get to 150 eventually, but I guess that isn't true. Crazy to think I would have 150 direct points all in the same UY/Membership, but still get denied. lol (that's why I'll probably just stick with resale)

Or did you mean that if I wasn't a member id have to buy 100, not really related to benefits?

I don’t think you need title insurance if you buy directly from the developer.

Once you are an owner, you no longer need to meet the 100 point minimum contract.

That 100 point minimum is the current threshold for new buyers. That is why they can’t do 50/50/50.

But, since you own, you can work your way up. Just need to be sure that if those contracts are the ones that make you eligible, you can not sell them later.

Ok cool, i thought that was correct, so was surprised when i read the other. So there is still direct hope. :)

I agree it’s not needed, and we did not buy title insurance on our direct purchase. I think that puts us in a rare category though, as most people would rather just pay the $200 over taking the time to learn and weigh how much risk there is or isn’t. Resale we bought Title Insurance and I’d never skip it there. Direct - I’d skip it every time 😂

Just wanted to close out this thread with an update!

Good Morning everyone, DW and I just got off the phone with our guide and just completed our first direct purchase for a 150 point (3 x 50 point contracts) on the Poly! We did ask and unfortunately Magical Beginnings were not available for this so thats too bad. We are closing in 60 days so more than enough time if the December incentives improve. Pretty easy process but did take a little longer with having the 3 separate contracts, essentially just had to do everything 3 times. Guide was of course wonderful throughout the whole process. Excited that we get to use our benefits essentially starting this weekend since we are taking a short trip in 2 weeks.

Congratz! I'm curious about the December incentive as well. What were the additional costs involved for splitting 150 points into 3 x 50?
