Advice - Getting to 150 Direct

I would consider a RIV fixed week. Diversify your split between MK/epcot, lock in a studio at your preferred travel time, flexibility to use at newer resorts.

Maybe buy more resale boardwalk for your personal use. You could always rent out a RIV fixed week that you bought for the blue card.
 
Planning on buying Polynesian on Tuesday as a new member. If there are no incentives to the price $225 at 150 we would like to start with 100 points, then add on 50 later. Our guide was really pushing 150 as a new member for the direct perks but I’m wondering if they may have more price incentives in a year or two when we plan to buy 50 more. Does this sound reasonable?
You are unlikely to get incentives on purchases under 100 points (including later add ons).

No, incentives thresholds do not include previously purchased direct points.

I’m not saying to purchase more than is financially feasible, but don’t expect incentives on a future 50 points purchase.

I’m looking to buy at Poly next month when I’m at Disney. I expect the discount to not be great based on the current discount for add ons. I’d be a new member. I’ve wanted to buy for a very long time and now that I’m legally separated it’s an easier choice for me. Based on previous years, I expect the base price to go up soon. In which case the discounts would need to be even greater to make up for it. So I’m going to go with the full 150 now. I may add more on later if I find a good deal but I expect that to not be for over a year, maybe when the next resort comes out.

This just isn’t a good incentive cycle… I’d wait until the next one and see if any better value comes up if you are looking for direct SAPs….
I was going to agree but was reminded that Incentives most likely won’t matter. So I guess the answer is to bit the bullet and buy as many CCV points as you can right now before th price goes up?

I am a big supporter of buy a home resort you love, if there is one and if not, one you are okay staying at if you can’t trade.
Definitely should be part of the discussion/decision.


Thanks everyone for the great advice! Im really not concerned about break even points with the benefits and discounts. We have decided to own direct and so really the main thing im focused on is trying to spread out my exposure so im not dropping all our money at one time. I know there is always a risk they will increase the minimum required, that is what it is. I don’t really need or want more than 250 points in total (im sure that comment wont age well lol). I think the best choice is doing to 50 points now at Copper Creek, and waiting and seeing what things look like next year. We can always sell either the 100 or 50 point contracts down the road if we need to if we find something better.

Buy as much CCV as you can afford now, even if 75-100 incase the price goes up.

Why do you think they are going to raise the direct prices? Especially on a resort they just launched?

They just raised a bunch of other prices, like annual passes. Disney tends to raise prices close to yearly. This has me concerned. The last raise for DVC for currently active resorts was January of this year so probably have a few months.

I just don’t see them raising prices on a resort that doesn’t even open until December.

If you are going to buy in at 150, I’d wait for some better incentives.

Is this accurate? I just thought you had to own 150 points anywhere, anytime. But they all have to be in the same use year?

I guess that makes sense now that I think about it because, aren't different membership numbers created if you have multiple use years? This way, the special benefits are tied to the membership instead of a person, right?

Unfortunately yes, all in the same UY.

They have to be in the same membership, which means same UY and same owners.
 
Given that the additional costs of direct vs resale are around $19k + additional closing costs of multiple small contracts then you are looking at a $20,000 buy in difference plus about a $800 a year that money could earn in a 4% savings account.

I’m all about buy where you want to stay, and understand the reasons to go direct vs resale, but man CCV resale is so affordable right now….. that’s a lot of money for Membership Extras and Discounted Passes….
I’m a proponent of direct and CCV is my favorite resort, and I wouldn’t buy direct CCV. The resale market for that resort is just too good right now.

One the membership is eligible, all owners of that membership to the benefits.

They don’t pool eligible points from multiple memberships to get to the total. However, once an owner has a qualifying membership, it doesn’t matter what happens in other memberships they own.

My question is related to your point about all owners of members having access to direct benefits. How many people does Disney allow you to put on a direct membership when you buy?

You can have up to 6 owners on a contract. All owners would now be eligible.

Just remember, once someone is put on as an owners, they can’t be removed unless they agree to that.

You also can’t sell a contract with multiple owners unless all agree. And, every owner has equal access to use the points regardless of who paid for it and who pays MFS.
 
with what you are specifically trying to do, I think your plan makes sense.

It also won't hurt to have 50 unrestricted points so you can try new resorts as they come online....
 
Congrats on your original buy! While you are shopping, why not buy that extra 50 CCR and be a direct member? Done. Through the years, having the ability to book 11 months with adequate points will be priceless...if you need an extra 10 or 20, get 60 or 70 and get it over with and move on.

As far as resale goes, you like crescent lake and AKV. Both easy to get secondary. The trend I see now, is BCV and BWV are trending up and AKV is trending down. Good time to add on at AKV and then watch for BCV and BWV to (hopefully) dip a bit.

Buying and owning DVC is like furnishing a home. You buy your biggest pieces first and then add on the finishing touches as you go. You may or may not ever be done! Enjoy!

So far, that has never been a thing. I am staying on restricted RIv resale points for the Dec AK Moonlight Magic and I was able to book during early registration.

It was the same for the HS one in August. I was not using direct points.

But, you are right. DVC can change the rules at any time so that you have to be eligible and be using direct points for your reservation
