Advantages of each resort?

Where can I find information as to the advantages and of each resort? I have found bullets telling what the resorts have but it's really not much to go on. My kids are soon to be 17 and 13 so a really nice, convinent pool area is a top priority. Other than that I don't know what else to even look for other than location.

Also are there advantages to buying from Disney as opposed to a resale? When we went in May it looked like a bunch of new construction going on across the lake from DD. Are those DVC units?

I know most of these questions have probably been covered a million times but if someone could point me in the correct direction I would appreciate it.
 
Read, read, read.

Really, just start reading posts here. You will find all kinds of stuff. Pay particular attention to my posts, I have a pretty unique and very fair and unbiased view of the resorts.

Pay no attention to those that bolster their own home resort while belittling other resorts.

In a nutshell, OKW is great, the rest of the resorts have tiny rooms, high dues and high point schedules.

Disney has changed everything now.

At the new resort, Saratoga Springs, they are selling 50 year points, which will last till 2053. All the current points last till 2042. That changes the value of the points.

I bought resale at OKW and got a great deal. If I hadn't I would be ticked off that they are going to be selling the new points for 50 years when they were just selling points for 40. Although I don't know what they're charging for the new points. I don't think I would buy from Disney unless I had money to burn or planned to live 50 years, which I doubt. I'm planning on dying in 2043 after I use my last points.

I think we caught Rich in one of his more magnanimous moods :) Although it is hard to argue with his conclusion or his advice. Read, read, read. DVC has something for just about everybody.
 
All the DVC resorts are wonderful. It is just a matter of personal preference. As has been said, read every thing you can and then decide which one best suits your needs best.
 
Rich is right, READ,READ,READ!! And then go take the DVC tour and ask to visit all the resorts. This will give you somewhat of an idea about which you prefer. When we bought, OKW had been the only game in town, and BWV was just coming in. We toured the BWV units, and decided to go with OKW anyway. The reason? We had been so blown away by the accommodations at OKW and the size of the units and embiance of the resort. BWV seemed like nothing more than another big hotel to us, and we were not enamored with the units. We loved the location, but decided we wanted the amenities over the location, since in WDW was our main location goal, and part of location is your accomodations. I have toured all the DVCs now except the off site ones and the new SSR, and the only other DVC that I felt okey with was VWL. Perhaps it is the rustic feel (we are building a log home), or maybe it is that it is somewhat secluded feeling like OKW. Still had the smaller rooms and halls, but I liked the embiance there.

BTW, this is MY assesment of the on-site resorts.

OKW- Vacation HOME with a townhouse feel. You park right outside your door and have great views and LARGE accomodations and a huge deck that is like another room to use. It does have buses to parks and resorts, but this has never been an issue for us. We always have felt it was less time to take the bus to a park than to drive, with the possible exception of AK. On a golf course, and close to DTD.

BWV- Great location close to Epcot and MGM, but has a hotel feel and you must park in a valet lot FAR from your room. Feels more like a "room" than a villa. Has the long hall feel and apartment like rather than vacation HOME. Has great access to those two parks, and has a great pool, if that is important to you. Also has access to the restaurants etc, on the boardwalk.

VWL- Another hotel type but with a bit of a rustic and quiet embiance. Same issues with room size and apartment feel and distance from parking as BWV, but common areas are nicer (in my opinion). Seems smaller than BWV to me. Has good access to MK and a GREAT themed main hotel! Also great restaurants.

BCV- Yet another hotel type that is themed like a seaboard "beach club". Great access to Epcot and has a great main pool in Storm along Bay. Same smaller feel to the rooms, and hotel type setting. This one seems really sprawling to me. Again, parking is far from your room.

These are my impressions, and I might be biased since I own OKW, but I think the point is that there is really something for every taste in DVC. Just because I don't prefer the hotel setting, doesn't mean you will feel that way.
 
I'll add my opinion for the only 2 I've stayed.

OKW: Advantages: large rooms, more condo-like, open airy patterns, great to park near the room, lower points schedule, close to DTD . Disadvantages: Further from the parks, so you must rely on buses, pool area isn't themed, your building may not have an elevator, one full service restaurant.

BVC: advantages: ability to walk to Epcot and Mgm; great pool area, close to a number of good restaurants, including those in the same building and at Boardwalk. Disadvantages: smaller rooms (but still superior to a hotel room), higher point schedule.

Our home resort is HH, with an add-on at BCV. I bought fully expecting to stay most of the time at OKW, (when using points at WDW) but have found that I am anxious to try all of the resorts while I can.
 
It really kind of depends on what is important to you.

What is important to one person may not be important to the next.

You have self identified location and pool to be important - here are some other things to think about:

room size
dues
restaurants
theming
point value (OKW and BWV standard view rooms are much cheaper)
contract expiration (SSR has more years on the contract)
decor
community hall availability
Grand Villas (3 bedroom units)

Some of this is easy to quantify - Number of restaurants within walking distance or does it have a community hall. Other things are completely subjective - some people love the VWL decor and theming - other people find it too dark.


Also consider when you travel. It isn't hard, for instance, to stay at VWL during the summer months if your home resort is someplace else - it is hard to stay there while the holiday decorations are up if your home resort is somewhere else. It isn't hard to get a room at BCV or BWVs - except during the food and wine festival when its really best to own at these resorts. OKW tends to be the easiest to book seven months out
 
One of the things to consider when assessing which DVC resort to purchase is of course location. Its the old real estate adage whats the most important thing location,location, location. Try to figure out the park or parks your family frequents most and look to see which DVC resort is close to that location. Now I of course didn't follow that advise technically because my DS are very small (3, 8mos,8mos). So I looked to our future use. I also thought as a kid I was a water rat. You had to drag me kicking and screaming out of the pool. My 3 yr old is the same. And all I have is a regular old built in pool. So I thought SAB and the proximity to Epoct and MGM made BCV a natural choice for us. DH & I stayed at YC/BC when we were childless and we loved SAB and being able to walk to Epcot & MGM. We would walk some nights to Epcot for dessert and leisurely stroll back. Lovely. But what makes sense for one family might not make sense for another. Sorry I can't be more help good luck with your future purchase.
 
IMHO there are no bad DVC resorts (or even average for that matter) each has it's own ambience, personality and particular strong points.

OKW
good points .. has bigger rooms, it has the feel of you're actually in a development not a hotel, it's cheaper dues and lower points cost for similar units. If you're driving OKW has the advantage you can park (usually) to within 25-30 yards of your room. Has a very relaxed feel to the resort and you can easily forget you're at WDW.
Down sides.. limited on site restaurant (when compared to resorts of similar standing), it can be a long way to the resort's facilities if you don't have a car and (if you don't have a car) you are relient on Disney's transportation system ( although I've always found that to be adiquate to my needs/expectations). You can feel you're not part of WDW (I've listed that as both a good and a bad point as it depends on what you, as an individual, want/expect from a WDW vacation)

BWV,
Good points , Location, Location, Location. Has a good pool area with a slide, has the access to the many restaurants of BW and has more of a "buzz" about it that any of the other resorts.
Down sides If you drive it can be a long walk to self park, it can be a long walk to get to the guest areas, it can be noisy if you're room is overlooking the Boardwalk.

BCV
IMHO has all the same good and bad points of BWV, but does has Storm Away Bay (which has to be a huge plus point) and you're a lot less likely to get a noisy room. I slightly prefer the theme of the resort, but that's a personal preference.

VWL, I haven't stayed at so I can't comment too much. I like the theme of the resort and it has a great pool area. It is a little more remote than most of the other resorts and only has a couple of restaurants on site. The rooms are the same size as BWV+BCV.

SSR.
good points 50 years to run, has the spa nextdoor, has the golf course within walking distance, close to DTD.
down side, smaller units, relient on disney transport, most expensive DVC to join.
 
Couple of other things to look out for:
WLV and BCV don't have GVs
Check out the point charts for point requrements
Room service not available at OKW.
BWV and BCV has boat transportation to MGM and Epcot
WLV has boat transportation to MK
BWV has a community hall and activities (OKW may too). BCV and WLV do not.
Proximity to dining options.
Availability at 7 month window. OKW is the largest and seems to have more availability for non-GV rooms.

you need to rent points from a DVC member for the one you like the best - then while you are there visit the other DVC resorts - you need to decide for yourself - what you really want and need in a DVC home.

If you are always going to stay in a studio (my favorite) then OKW has 2 queen beds - the others have a queen bed and a double (full) sleeper sofa.

A 1-bedroom then you can't compare the size at OKW - it is wonderful - have you stayed in a timeshare before - then OKW would be the best bid.

However I also love being able to walk down to the beach and see the EWP (VWL) - or being able to look out my window and see SpaceShip Earth (BCV) - or being able to walk/boat to Epcot and Studios (BWV or BCV). Being able to boat to MK, Cont or FW is also a great point for VWL.

just depends upon what YOU want.
 
This is a hard decision. When DH and I bought, there was only OKW and BWV. We had seen models of both, and basically said to ourselves "if we came here for the next 45 years and could never stay anywhere else except our home resort, could we be happy at OKW?" The answer was yes, the cost wass less, the dues were less, and the points were cheaper to buy, so we bought at OKW.

My opinion/observation of the DVC resorts:

OKW-largest rooms, condo style with exterior entrances rather than hotel stylepark in front of your unit (or pretty close), tropical theme with light furniture-lots of pastels, boat to DD, bus everywhere else-some folks have negative things to say about bus service such as long wait etc but I have never personally found this to be a problem, one on-site restaurant with decent food, nice main pool but no special theme or attraction(ie-slide), 3 quiet pools, all pools with hot tubs, snack bar near one quiet pool which is open sometimes depending on time of year, snack bar and a small regular bar near main pool, rent various recreational things(boats,bikes),arcade near main pool,large spread out resort(can be a + or a - depending on your perspective),relaxed atmosphere, nice views from most rooms as it is located on a golf course, and the landscaping is the most mature since it was the first one built.

BWV-smaller rooms than OKW but amply sized for a vacation condo IMHO, hotel style with interior entrances off of the hallway, some people have commented on long hallways but I haven't found that to be a problem personally, seashore themed with lots of blue used in the decorating, great location with access to all the Boardwalk stuff, plus walking/boating to Epcot and MGM, bus to all other parks etc, bike and boat rental, main pool with a slide themed like an old-fashioned wooden roller coaster where you come flying out of the clown's mouth, snack bar near main pool, 1 or 2 other quiet pools, all pools with hot tubs, lots of activity, I am not sure if BWV has an arcade, but there is one at ESPN and over at the BC, so they are close by if not right in the hotel, valet or self park-we valet, mostly good views from most rooms, but I am the type that likes the front entrance view because I like to watch the comings and goings, so take my opinion on views for what it's worth!

BCV-smaller rooms than OKW but amply sized for a vacation condo IMHO, decorated in a beachy theme-light and airywith lots of pastels, location within walking/boating distance to Epcot/MGM, bus to all other parks etc, bike and boat rental, main pool is Stormalong Bay which is second to none in terms of hotel pools at WDW, snack bar near main pool, has several nice restaurants(Yachtsmen Steakhouse(steak), Yacht Club Galley(mixed menu),Cape May Cafe(seafood concentration with a character breakfast and a dinner buffet), Beaches and Cream(old-fashioned soda shop-light snacks, burgers,great ice cream!), hotel rahter than condo style with interior entrances off hallways, valet or self park-we valet and find that it's not a far walk at all since you don't have to walk into the hotel to get to the villas, I have heard that there are some not-so-good views here, although the 2 times I have stayed here we have had a pool view and a woodsy view.

VWL-smaller rooms than OKW but amply sized for a vacation condo IMHO, decorated ina rustic theme-deeper colors but very cozy,boat to MK, bus everywhere else, IMHO the bus service from this resort has always seemed slow, bike and boat rental, main pool is quite nice with little waterfalls and rock outcroppings and a geyser that shoots off very 30 minutes or so which is neat, there is also a quiet pool, has a nice restaurant (Artist's Point) which serves Pacific Northwest style fare-venison, rabbit etc, has a fun casual restaurant(Whispering Canyon)with good food, also has a nice snack bar near the main pool, hotel rather than condo style with entrances interiorly off the hallway, valet or self park-we valet, this is always a very serene-feeling resort to me, have heard of some not-so-great views here, although most views are woods or pool...there are a couple of dumpster views though!!!

Think about location, think about cost, think about how you vacation now, think about you would like to vacation in the future, if you have children remember that they are not always going to be young, remember it is willable so SSR may be good because if something happened to you you could leave it to oyur children and they'd have use of it for 12 years longer, consider how many points you'd like to buy, don't say that you'll buy enough points to stay in a studio, because once you stay in a 1BR, a studio(even though it is nicer than most hotel rooms!!!!)is going to feel like a step down. You get spoiled by the full kitchen,jacuzzi tub, washer dryer in the 1BR and larger units.

IMHO, there is no bad WDW DVC resort...I could be happy in any one of them. But, if you are going to spend the money, you may as well try and pick the one where you think you'd enjoy the most.

I sent tom PM info to the OP, but if others are also looking at pros and cons, here's some for comparing just two resorts, BCV vs BWV, the following points may be helpful:

For BCV:
I like the BCV room layout better. Table seats 8 whereas BWV, WLV does not. Bathroom layout nice, Desk in bedroom in BCV.
BCV is newer.
Seemed slower and a little more quiet and relaxed than BC, YC and BWV, yet still close to activities.
Distance to the elevator is better.
Nice Quiet pool
Lots of nice internal spaces for when it's raining, drawing room, breezeway, solarium, BC lobby.
Sandcastle club availability
Outstanding location, boat to MGM, walk to Epcot, Baordwalk area activities closeby, swan and Dolphin restaraunts.
Love the Beach Theme
Great at access to Beach Club amenities, and restaraunts, Jellyrolls, stores, Beaches and Cream, Arcade, etc.
Prefer the sand beach along crescent lake instead of the boardswalk
SAB is nice
Nice Beach Club Workout facility.
Nice access to the parking lot
Bus service fine.
Hotel services available like in-room dining, valet services, front staff.
Nice entrance to the resort walking in BC entrance with large fresh flower arrangements, sometimes music in lobby (saw harpist) front door greetings.
Marina activites, can take boats to see illuminations.
Nice access to parking lot for villas, closer than valet for many units. Just go in the back door or walk along the canal to the middle elevator
Second elevator available in the middle of the resort for pool, parking access.
BCVs has access to a marina along with the YC and BC. WLV and OKW also has a marina. BWV does not.
For us, the boardwalk/circus theme isn't as appealing as the beach theme, circuses don't have a good reputation for cleanliness or humane treatment towards animals, or the most friendly workers, but that's just us and our theme preference.

BCV has
No community Hall and Community Hall activities like BWV, Vero, others.
Uses all preferred view point structure, no advantage of standards view lower point structure like at BWV or lower points requirements like at OWK to stretch point value
Rooms smaller than OKW, less storage space - OKW, Vero and HH rooms are larger.
No three bedroom grand villas available (usually requires 11 month window at other resorts)
No outstanding crecent lake views like BWV
Villas in back are too close to roadway, some noise.

Just my $0.02, others have offerred many good points. People on this board can be a wonderful resource.
 
Go to each resort and walk around.

Of the current resorts at WDW, Old Key West truly has the most "Home Away From Home" feeling. (Our home resort.) My wife says it's the only one she wants to stay at because it is quiet and she (we) get tired of the hustle and bustle of Disney. We can kick back there and enjoy the ambience. Plus it has MUCH bigger rooms. We always get a 2BR for our family of seven and the room size makes a huge difference for us.

It sounds like Saratoga may have some of that type of appeal -- plus the fancy pool.

The other DVC resorts are more like "Resort Away From Home." They are beautiful with lots of different amenities and great "theming." I don't think you can go wrong with any of them. (I'm sure the kids and I can convince my wife to try the other resorts once in a while.)

Again I would strongly consider resale. I had a great experience with the Timeshare Store. Very professional and helpful. Answered my zillion questions patiently -- and I think they were more objective/straightforward than the Disney folks.
